What's the norm for homebuilding - put a deposit down, or pay up front

I have only built a house once before and that was on a lot I owned. I picked a house plan from various sites online, I chose a builder after receiving bids, and got a loan from Wells Fargo that started as a construction loan and converted to a mortgage when construction was done. The bank gave out money in increments as the home was built, and I paid the builder. That was 15 years ago. How are homes typically built now? I'm interested in having one built in a subdivision in Arizona, and I have emailed a few builders to ask but no one has emailed me back with information I can use. Do I pay a hefty deposit and they start building and I get a home loan when it's close to being finished, do I get the home loan before they start, what's the process? I have no idea. I have a home to sell in my current state before I can get another loan. Thanks!
