I moved the fridge to the other side of the kitchen post, and the layout suddenly seems more flexible (please see below). However, husband thinks having a bulky fridge standing right next to the hallway may not be a good idea... zone4newby, the powder room does look awkward. The one in the original plan looks better, so I changed back to it. In fact, the whole left side of the front entry is now the same as the original plan. :) lavender_lass, I really appreciate your thoughts and the inspiration photos. I am going to check out the photos carefully and see what I can incorporate into our plan. I too love having a farm table in the middle of an L-shaped kitchen. I had a similar setup in my last rental, although that table was mainly used for spice plants, flower pots and things like that. I moved the washer/dryer back upstairs. :) Husband voiced his opinion last night...he prefers to have the laundry closer to the bedrooms than the kitchen. We will just put in a second set of washer/dryer later in the master suite, like what you suggested earlier. I also reconfigured the closet upstairs, so the master bedroom (upstairs) is a bit more spacious now (please see below). Renovator, thank you for warning us about the exposed timbers. It's definitely not everyone's cup of tea. Husband had the same concern, so we took a trip to the builder's state to have a tour of 3 full timber-frame houses, and 1 hybrid house (pre-fab panels with some timber elements). One of the full timber-frame houses was indeed quite dark inside, but I think it was done that way on purpose as the owner wanted it to feel like a barn. The other houses all looked great. We especially liked the hybrid one, which is a 2400 sqft American Bungalow (including the walkout basement). During that trip, we also found out that a custom full timber-frame house is not financially feasible for us. So a hybrid house kind of hits our sweet spot. The cape we are considering is a hybrid. Here is what we have so far. The office stays large due to the location of the timber post in the kitchen. The door for the walk-in closet upstairs should be okay, in terms of the ceiling height clearance, as the original plan has it configured that way too. I have 2 extra night stands. if anyone near northern VA is looking for them. I myself would like to complete the queen size bed. im looking for footboard and rails. I would also love to get another chest to go with the set. i didnt realise how small the drawers are.

I like the way Trance shows your bed on the window wall w/o the heater. But I have a couple of options, and will also ask a couple of questions. 1. Do you use your chest as a 2nd end table? 2. What size are your speakers on either side of the TV? 3. Is the endtable speaker a really small one, which I think it to be? Ok, now for what I consider as worth a try anyway. 4. Turn your bed on the diagonal in the corner between the two windows. This will create a vacant corner where you can then hide some long term storage items that you do not access often. When I did my room that way, I put about 5 fixed-louver door-height shutter panels behind the headboard, and hung a couple of pictures on there. 5. Put the CHEST over there where Trance shows it, NW wall. 6. Put the end table on the opposite side of the bed, close to the SW window. 7. Hang a sconce or a shelf above the end table, then place that small speaker on the sconce (keeping the power cord etc as hidden as possible.) 8. Replace that closet door with a pair of bifold shutter doors available at Lowes/HomeDepot, made by JennWeld I think, cost about $80 and they come painted white or unfinished. We used those, without the tracks, and just hinged them to the door frame like a regular door. You might can LEAVE the TV where is presently is, but experiment with moving one of the speakers over to the tub wall. Is that media stand really necessary? And do you expect to change out your TV for a flat panel any time in the (near) future? Of all the space saving ideas, that will help the most. And if those are big honking speakers that are floor models, can you perhaps turn them on their sides and put them on the wall above the TV and the closet door? Considering that this will reduce the items on the floor, it will appear much more open. Just make sure your headroom is adequate if you are tall. What ceiling heights do you have in this apartment? Do you own the house, or just lease this apartment? If leasing, would there be a restriction on any architectural changes, like hanging shelves or changing the closet door? Here are the bifold doors in my house:we used two pair though for a wider closet. And here is the corner bed arrangement. We had just moved in and I forgot the shutters were not up behind this bed. I used the same placement behind another bed, but those pics are not on my computer. So sorry. It looked beautiful, and the shutters hid all the rods/reels/lifejackets/tackleboxes. This bedroom is 11.5 x 11.5 and not much different in size from yours. AND, wall mounting your TV with a "floating" shelf beneath it would look something like this: our TV is 37" flat panel. The floating shelf holds the DVD player, the cable box.

I am interested to find a way forward with cyan, purple and yellow! What a challenge. I have teen boys too. Some boys care a lot about how their room looks, some boys don't care at all---I have both in my house, ha. First of all, you need to add to this thread a room layout. That will help. Next, with those colors, I would think in terms of a yellow comforter, cyan (bright blue, right?) colored sheets, maybe, and a little dash of purple here and there. Maybe some art or a wall hanging/tapestry (or a rug) with those colors can give you something to pull colors from. You haven't mentioned a budget?
