They are heading into the fall, so rye will be good for a few months. It will sell by then, and then the property owner can figure out what they want to do with the lawn. Applying gypsum will help unlock the salts from the dog urine that damaged your yard. You'll have to keep them off of the yard if you want it to look good. A perennial ryegrass will look much better and last longer into the spring as compared to annual ryegrass. It also won't grow as fast. My vote is for a blend of perennial ryegrass.

I would think very hard about doing anything in that case. It depends on the market, but around here, redoing a bath isn't going to get you enough more on price that you'd recoup your investment. It's different in some places. Depends on your particular market.

Well, he's already at it. My father is a bit of a nut, and even though a realtor friend who toured the house the other day told him not to do certain things, he already has. He pulled off the dark paneling. The good news is that it was easy to do and he's a great plaster guy. For him painting it would have been harder than fixing it. Oh well. He wants to paint the cabinets, so we'll see how that goes. I told him to keep them in place and just polish up the hardware. It's nice stuff, really, and my realtor friend said people like that stuff (again, the mid-century thing, which I had never heard of). He's a hard guy to stop, my dad. After we had an accepted offer on our house, he kept insisting that I fix the nail pops. Two days before closing he was still insisting. He and my mom watched the kids one night - I came home to a house that had the nail pops fixes. Ugh. I do have a little note regarding THIS wall. The right side would match the left side, had that silly TV framing not been done. We're knocking out that framing, taking the mirrors out of each side, and making each side of the fireplace mirror each other. Change out you siding with hardi board. Add a porch roof like the pic.posted that partically follows the roof line to camo. the fact that the roof is wider on one side. Starting at the new porch roof edge add a wide trim board that goes across to the other wall., where the main roof meets the side wall and use hardi shingles above in a different color than the body of the house. Consider nicer window upstairs. I cann,t see the total slope of your yard put it looks like you have enough slope to put in a rock retaining wall. Add a few semi large focal rocks above and some low growing evergreens and a nice stone walk way and multch . Add something like river rock and easy care plants down in front of the rock retaining wall and you probly have the nicest house on your block and it would all be easy upkeep if you use the right plants and multch.If your able to do it your self all that should be less than 3000. We did alot of the same stuff with ours this last year and consider it a learning exp. as well as sweat eguity.
