Thanks joepyeweed and soccer dad, I appreciate you taking the time to respond. I didn't want to add too much information in the first post and overwhelm. Cultural Practices: Yes, I mow at the highest setting and water deeply and infrequently. I am still learning how to measure fertilizer in #/1000sqft instead of using Scott's rotary spreader and throwing it on the lawn, but I think the lawn has plenty of Nitrogen. Using the Scott's 4 step program in the past, I've started with step 1 in late April/early June when the ground temp is 50-55F and I see Forsythia bloom. Other Scott's steps have followed 6-8 weeks after the previous one. As I read more on this site I find steps 2 and 3 are not so good and my constant use of fungicide in the past has probably killed the good fungus too. After reading up on healthy soil I'm betting mine is lacking at this time. While I know it is great to mulch I have bagged since my fungal problems started and, very unfortunately, mulching simply spreads the lawn diseases. I may mulch my leaves this fall. I pull weeds by hand or use weed-B-gon to spot treat. pH: The pH has been a long issue and I'm not sure why. I've had several tests from the local Coop Ext as well as my own solution tester. The back yard has been between 5 and 5.6 for the last 5 years and the front has dropped from 6.8 to 6.2. I do test before I apply lime but I don't know why I can't keep the pH up. This is one reason that the organic method appeals to me - less pH testing and liming. Fungus: I agree with your assessment that N is too high. I should go test that with my solution tester. This is another reason to not follow Scott's program to the letter and go with organic or something hybrid for my lawn. In the past I was uneducated regarding NPK/ compost/ microbes/ bacteria/ good fungus/ and simply followed the steps not knowing if I was putting down a 30-2-4 or a 4-15-10 (just throwing out numbers). Grubs: In year 3 when I applied 24hr control I did have a problem and the grass came up like a carpet. Since then I have used the 3month control (July/Aug/Sep) every year. I don't want to go through that issue again. My area is notorious for grubs and moles and I'm reluctant to skip grub treatment for fear that they will return and I will be unaware until it is too late. Overseeding: Aside from re-seeding small and large(30'x40') patches I haven't overseeded the lawn. I've seeded over some thin areas with some luck by hand and am considering renting a slit-seeder this fall to try and fill out the thin areas. I may wait until next year for this if it takes some time to amend the soil before seeding. Organic: I've been reading lots of posts here about organics and the FAQ is great too. I am going to search my local big box stores and feed stores for corn gluten meal, soybean meal, corn meal and alfalfa meal. And maybe even Scott's organic lawn food (I have lots of gift cards to Lowe's). I understand corn meal is for disease and I'd like to apply it now. How will it affect my current year schedule: Late April: Scott's step 1 Mid June: Scott's step 2 I don't want to over N the lawn again. I don't know much about compost and will read more. 1td/1000sqft sounds like a lot. I have a bad back, is there any way to spread compost other than by hand? A drop spreader? I've read how great compost is but I haven't seen it in any annual schedule. Is that because composting is a one time shot to get microbes and bacteria back in to the soil? How often should one apply a layer of compost? I definitely realize this isn't a quick fix but I'm looking to take the lawn in the proper direction. As long as my practices are good, I'm confident the lawn will respond in time.

Can't do much about that. I would recommend a one story ground level house. As you can see I have a two story Cape Cod style home. I'm always worried we will get shook off our foundation. Earthquake insurance it is too expensive with huge deductibles! Everything does grow good here though. Weather is nice most the year. LetÂs see sod laying tips. When I lay sod I straighten the sod edges and corners as I go and make sure no grass gets stuck between the sod edges. This will avoid dead grass and brown and yellow stripes between the sod pieces that can make fungus and just makes for a bad start. I spray the ground with water and put down a little fertilizer as I lay the sod. I always use my square so I get nice square edges when I cut sod. Sometimes I donÂt even till the ground. Sod will live on the patio if you water it. I do it all the time. DonÂt over water your new lawn. Get out there and lift up the sod and see how wet it is. If you over water your new lawn you will get chlorosis and fungus like I have now from too much rain. If I need to replace a small spot I use a plate or bucket for a stencil and cut out the bad piece. Then I use the plate or bucket to cut a new piece of sod from extra sod that I keep on the patio or garden. If you are going to put in French drains or remove and replace tree's itÂs better to do it first. I did it all backwards. I have a spot were an old tree and its roots were removed and it keeps sinking along with the trenches were I put the drains. If you put drains. It is good to attach your rain gutter down spouts to them. Also if you dig your ditch for your sprinklers try to keep the top soil separate from any clay soil that may be down lower and put the soil back in the whole the same way you took it out. The grass grows better on the top soil than the clay. ThatÂs about all I can think of for now other than I like Blue Grass because it self fills. But. If you have shade you will need to over seed now and then were it thins out. I left a link below to other garden pics. I like to grow fruit trees as well. When you get new paint mixed, it is more likely to be slightly different and when you add years of exposure and aging on top of that, you are likely to get some variation. Give it some more time -- even thought paint dries to the touch in minutes, it isn't completely dry for a lot longer. Also get away from it and see if you still see it -- or better yet, have someone else see if their eyes are drawn to any of the touch ups. Clean the wall where ever possible instead of using paint. Then see what you can do to help the places that need paint. If you have a cooperative paint person at your Lowe's, you might be able to get them to help you tweak the paint a bit. You might be able to get a sample pot of a darker shade that you could mix in. I have also been known -- well, not known, but I have done it -- get out my other cans of paint or even craft paint -- those 99 cent little bottles, and mix until I get what I need. Work with small amounts if that is all you need - take a cup or jar and mix a small amount -- working with dots of the tint paints until you get the hang of it. Test on index cards or posterboard, a plain white paper plate. I haven't done it often, but it has pulled me out of a couple of cracks. Also, use a small craft brush and only fill in what is essential. Another trick I use when touching up is to feather the paint out. sometimes adding a little water or using a wet brush to thin the paint as it goes over the existing paint. That is more likely to work on your living room paint (lighter color) than the red, but I've never tried it on a strong color. On the red, I'd be inclined to put the photos back up if the nicks don't show - change out the pictures in the frames if you are happier with that. Even if you repaint, there will be new spots that need retouching when you move your things out. I've bought two homes thinking I wouldn't have to paint most of the rooms only to move in and need to paint everything. Worst case, if you feel you need to paint the LR, get the color as close as you can and let the break of the white and wood stairs provide the break you need to stop. And if you do repaint anything, leave them the leftover paint for their move-in touch ups.

Use the spring and summer to learn and practice good grass management habits. Sometimes well cared for weeds will look very nice for a season. Basics of Lawn Care After reading numerous books and magazines on lawn care, caring for lawns at seven houses in my life, and reading numerous forums where real people write in to discuss their successes and failures, I have decided to side with the real people and dispense with the book and magazine authors. I don't know what star their planet rotates around but it's not mine. One of their problems is they write for local readers. With that in mind, here is the collected wisdom of the Internet savvy homeowners and lawn care professionals summarized in a few words. This should work for most of the US of A. If you follow the advice here you will have conquered at least 50% of all lawn problems. Once you have these three elements mastered, then you can worry about weeds (if you have any), dog spots, and striping your lawn. But if you are not doing these three things, they will be the first three things suggested for you to correct. Watering Water deeply and infrequently. Deeply means at least an inch in every zone, all at once. Infrequently means monthly during the cool months and no more than weekly during the hottest part of summer. Do not spread this out and water for 10 minutes every day. If your grass looks dry before the month/week is up, water longer next time. If that does not work, then you might have to water more than once per week during the summer's hottest period. Deep watering grows deep, drought resistant roots. Infrequent watering allows the top layer of soil to dry completely which kills off many shallow rooted weeds. You will have to learn to judge when to water your own lawn. If you live in El Paso your watering will be different than if you live in Vermont. Adjust your watering to your type of grass, temperature, humidity, wind, and soil type. It is worth noting that this technique is used successfully by professionals in Phoenix, so...just sayin.' The other factors make a difference. If you normally water 1 inch per week and you get 1/2 inch of rain, then adjust and water only 1/2 inch that week. Mowing Every week mulch mow at the highest setting on your mower. Most grasses are the most dense when mowed tall. However, bermuda, centipede, and bent grasses will become the most dense when they are mowed at the lowest setting on your mower. In fact there are special mowers that can mow these grasses down to 1/16 inch. Dense grass shades out weeds, keeps the soil cooler, and uses less water than thin grass. Tall grass can feed the deep roots you developed in #1 above. Tall grass does not grow faster than short grass nor does it look shaggy sooner. Once all your grass is at the same height, tall grass just looks plush. Fertilizing Fertilize regularly. I fertilize 5 times per year using organic fertilizer. Which fertilizer you use is much less important than numbers 1 and 2 above. Follow the directions on the bag and do not overdo it. Too much is better than too little*. At this point you do not have to worry about weed and feed products - remember at this point you are just trying to grow grass, not perfect it. Besides once you are doing these three things correctly, your weed problems should go away without herbicide. * This used to read, "Too little is better than too much." Recent test results show that you cannot get too much organic fertilizer unless you bury the grass in it.</i>
