Not sure I would spend money replacing items for a rental. It isn't horrible. Surprised the decorator has the curtains hanging the carpet though

Thanks Jck, you sound like my husband ;) I actually redecorate about every 5 years. We're in a very competitive market and stay successfully booked up because of the decor and upkeep :)

I do like your choice of artwork, can you share where you found it? (we need something for a beach house.)

I’d keep the drapes, but raise the rods or hem them. The blue looks great on my monitor so its a “don’t change” from me.

I also prefer the current drapes. The palm trees go well with them, too. Does the console hide a tv that raises up out of it? If not, I might switch the console location with the chairs, so there is a better placement of furniture for conversation.

I'd also probably skip the sign in favor of something more interesting and decorative. People probably like to pretend they are in their own vacation home while they are there. Welcoming them is nice, but I'd either hang the sign outside (like above the door), or figure out something a little less prominent.

Not a pro. I find the blue of the drapes very harsh with the rest of the decor, surprised a decorator would do that. I agree with you that a lighter blue would look so much better.

It looks a little too matchy matchy for my taste. The blue tone of the curtains isn’t bad IMO, but appear ‘harsh’ because there’s nothing balancing it. I would blend in some other tones (of blue or other) instead of the same blue in the decor pieces/pillows.

For a vacation rental, I'd keep the drapes with the new artwork changing the area rug in the LR to a patterned rug with some blue in it.

It kind of reminds me of Cinderella’s castle so the colors might be okay, but it does need more. I’d start by changing to a wider rod- you should NOT be able to see the outside edge of the window (red circle in photo). I’d also hang both rods higher or hem the panels. If you hung the palm tree image in the dining area, perhaps the grouping of images currently in that space could go above the two chairs… even if they’re blocked a bit by the lamp. That wall needs something.

We might suggest fuller window treatments and not as long. We also do like the artwork you posted and think it would work well by the dining room.

I like your proposed changes. In my opinion one of the other blah aspects of the room is the gray couch on the gray carpet. Not sure if it's worth the expense for a rental, but I think a blue couch would look much more fun and lively in the space. Right now the couch just blends into the floor.

Additionally would you consider putting some art in the wallpapered or stenciled nook instead of the candelabra? I think the sign you proposed is ok, but more fun art like the palm trees you're considering would bring more life to the space.

@pricklypearcactus I do agree but can't replace the couches :).

If the room dimensions would allow, I would move the sideboard to the wall where the 2 chairs are now, and put the palm print above it (or move the ones in the dining room now to this wall if you want the palm print in the DR), plus 2 table/buffet lamps. Then have the couch face the sideboard and move the 2 chairs where the sideboard is now. I agree that the curtain rods with other posters to extend the curtain rods, and also put the rods closer to the ceiling.

The curtains are eye-popping, but once you fix the rod I think it will look good. I don't like work signs. I would paint the far wall a darker shade of the curtains. Get rid of the candle thing. Would that niche be a good place to feature fun places to visit and good restaurants? You could add a chalk board to make notes.

Lighter, fuller curtains with a more substantial rod.
And maybe a new coffee table.

Instead of spending on a sofa why not consider a flat weave rug over the wall to wall rug, that would make all the furniture stand out. I would introduce in a darker blue in accessories to tone down the blue of the drapes. I suggest a mix of bolder prints & striped pillows with more white in them again to tone down the blue, everything looks too matchy matchy in your existing decor. I suggest a larger table lamp (the one in the picture is rattan) and place a more subtantial coffee table decor. As for your buffet in front of the window, again more subtantial decor. Black curtain rods would ground everything and I suggest you shorten the drapes to barely touch the carpet. Have a look at Ballard Designs and Pottery Barn websites for ideas on rugs and accessories.

I've managed vacation rental properties from the Jersey Shore to Vegas and am semi-retired now with only one property. I suggest you take the wallpaper out of that niche and have a custom sign done there so your guests can pose, photo and post to their social media accounts to show everyone where they've been. That's real advertising! I'd do it in the colors of the palm tree art.. I like lisedv's suggestions, but would put the credenza on the far wall where you have the two chairs. Move those into the window and turn the sofa to face TV. Agree with those who want the drapes raised and made fuller. I think I would have preferred the Greek Key pattern for the drapes, but if you're trying to "fun it up" that's too formal a look for Disney, IMO. You can still do a bit of glam with those palm tree colors though.Here's a great transformation that's quite fun and glam at the same time. What is the typical guest like - families or other?

I’ve been struggling to figure out why the work she did is so unappealing. I agree with others about a lot of the suggestions made (especially the curtains and rods, which look cheap and awful - I can believe an alleged pro did that). But I finally figured out that for me the other problem is that the room looks cold and “flat” because it almost completely lacks texture, and has zero natural elements, other than maybe the chandelier, which looks like it could be shells. The room needs a variety of textures, and some wood in the seating area, woven elements (like a basket), a live plant or two, (I know it’s a rental - I have one too and understand the challenges of maintaining one, but maybe whoever cleans it would be willing to water a low maintenance peace lily or something?), maybe a large sea shell, etc. Also, if you don’t switch out the art, the room needs something pink to relate it to the room beyond.

If you decide to switch out the curtains, check out the IKEA Merete curtains. Very inexpensive, but good quality, not at all flimsy, and you can hem (or use fabric glue) them to the exact length you need (they come unhemmed). They look far more expensive than they are. They don’t come in blue, but personally I would recommend a neutral curtain and to bring in color through art and pillows, etc.

I'm definitely thinking of swapping the chairs and console. I also believe I have this blue rug in the closet.. I can't remember but I think so. I really don't like big rugs over carpet but if it helps the flow and softens the room I'm fine with it.

I've run a B&B. I prefer to create a welcome coffee table book with all kinds of information, restaurant suggestions, pizza delivery reviews, house rules and emergency contact information. Most people will flop on to the sofa and someone will flip open the book/folder. I mention this because I really dislike pretty much everything about that niche as it currently stands.

I like the suggestion of a custom picture or sign with the name of house embedded in the picture or art work.

I was going to take some of those smaller pictures by the dining table and arrange them on the wall of the niche. Lay a large conch shell in the niche. This would also allow you to get your bigger picture for the dining area.

Regardless what you do with the niche, get rid of that sign. It's jarring and looks commercial. The niche can be done well, tastefully and still convey welcome and marketing at the same time.

Don't put down a throw rug. It's a trip hazard. I would only use one on carpet if I were hiding a stain. You always have to consider liability.

Don't go overboard with pillows. If you put in too many, you can't sit on the sofa.

I like the bright vibe and suggest you keep the current blinds. Why spend more money when they are neutral and in good condition.

In the game room I think that I would paint the surround of the Lillian Disney House picture booth with a different color. Maybe the electric blue of the pool table. If you think that is too much blue and you want a pop of a different color, use the bright fuchsia pink in that feather boa or the color upstairs in that back room that is just visible. The red surround is coming off as an earth tone and doesn't work with the rest of the home. I would also add a few big poofs or bean bags for kids to flop on in the area.

Wood blinds don’t say summer vacation. They confuse the room’s message. Please follow Celery’s recommendations.

I like what you did, but in decorator's 'defense', in Orlando Florida, bright Capri aqua didn't seem bad... and similar in tone to the hot pink in the next room? Main problem might've been the muted blue of the chairs with the curtains, oh well.
