Opening up wall to add floorspace - Nightmare or Totally worth it?

We are completely redoing our fireplace wall and realized that there is 30" of dead space behind the drywall - no ductwork, plumbing, electric - nothing (not even insullation!). We could really use the extra space as it is a narrow room currently but the project would involve adding or interlacing hardwood flooring to the existing. Could this be stained and feathered to blend into the existing or do we likely have to stain the entire house? Am I missing something regarding house building and framing as to why the builder would waste so much space here?
