1) Tubs generally come in two standard sizes: 60" and 66". Both will fit in your 74" space. Just double check the specs to make sure before ordering. The main consideration will be allowing space for the water pipes/faucet. 2) You're right that there won't be a mass produced vanity that will cleanly fit your exact space and have a lower, "sit down" area just where you want it. You'll need to go custom or semi custom. Pine is a soft wood and has knots; it's a good look for a rustic bathroom. Oak has obvious graining which has caused it to fall out of favor over the last decade. Look at using maple as it's a small grained wood that takes a wide variety of stains well. Birch is another option and may be lower priced than maple. If you want to go very low end, there's laminate over mdf board, but if you're choosing high end materials like Carrera tile it would be a real mismatch for your bathroom. You should definitely not use a porous stone like marble for the countertop if you are concerned about stains and scratches. Look into granite or quartz to coordinate with your tile choices. 5) Sounds really busy, but I'm no designer. You might search for photos of bathroom with mirrors and lights on houzz.com and see what appeals most to you. 6) Mirrors can be situated along any wall, interior or exterior. It will sit flush is the wall is level. 7) I think every bathroom needs at least one exhaust fan to handle humidity and steam from the shower and bath. As far as the chandy, it might look wonderful or it might look too busy (especially if you go with all those mirrors and lights). Then maybe shift the W/D to next to the window which gives the toilet more room to face the way it was. Put the shower next to the door with a narrow linen closet separating it from the W/D. Maybe add a stackable small laundry closet there and still have a very large closet. In both of these cases, it seems like the w/d would cover up a window, which I was hoping to avoid. It's a row home with other taller buildings around it, so I like to keep as much light as possible. Do you think it's worth covering up the window anyway? It is more inconvient, disruptive and expensive to change your toilet location in reality. I didn't actually move the toilet flange location, I just rotated the toilet and changed it to a 14 inch rough-in instead of the 10 inch version I currently have. (Specifically looking at the Kohler Wellworth Classic Five.) My cursory googling seemed to indicate this was ok. Is that a bad idea? If you had a spacious well layout bath you might find your closet is no longer your favorite room, I sure did. The shoes and bags live in the closet, so I don't think that's ever going to change! Haha! :)

Looks like the past home owners were going for a transitional look, but ended up with a weird hybrid of transitional/eclectic. Nothing inherently wrong with it I guess and looking at it. It doesn't seem you would have to do anything really extensive to get the modern look you are going for. Id start with the cabinets myself. That concrete sink just has to go. Im not sure what the last home owners were thinking with that one. It does not fit well with the current look of the bathroom nor would it fit the modern look you are looking for. Its a Leviathan of a sink that draws the eye away from everything else. The drawer fronts are already flat which is great for the modern look you are going for. I would opt to remove the shaker style cabinet doors though and replace them with flat front doors the same species of wood. Id also re-stain the cabinets to a darker color to give them a little more contrast in the room. If you plan to do it yourself opt for a nice General Finishes or Old Masters Gel stain that can go right over the existing finish. Last but not least for the cabinet door and drawer pulls. Change them out for something longer. 8 to 10 inch bar style pulls will go a long way to updating the look If you are really a stickler for detail and you want to really get into it. Get rid of the block glass around the shower and opt for a frame less plate glass instead. Maybe even add a knee wall where the block glass is between the shower and the toilet. Id also get rid of the mosaic tile on the floor of the shower. It just looks drab. Look for something with the same color variations as the wall tile, but with a little more pop to them. Last but not least for the shower. The shower trim kit to me completely go against the modern look you are going for. The trim can be changed out easily. Just opt for something of the same brand. If you go with a different brand then you will get into having to change the shower and diverter valves which means tearing out wall tile and plumbing. To much of a hassle. Stick with the same brand. Id get rid of that eclectic style ceiling light. For something with a more modern look. That square pot light over the toilet is really hurting the look of the bathroom. The vanity light over the sink is to eclectic and would need to go. The mirror is just to small and the frame around it does not suit the look you are going for. Also the wall mount faucet. Very traditional looking. Nothing wrong with the faucet being wall mounted I would just replace it with something more modern like a the Delta Trinsic wall mount faucet. Just my opinion on what should be done. I am not sure just how for into a remodel you were looking to get though

I would keep your basic layout and thereby save on plumbing costs. You have a fairly spacious bathroom to work with here. A nice drop-in or undermount tub can go just where the current one sits. Many designs will butt this tub against the side of the shower enclosure, some with a short wall with a shower bench at the end of the tub surround. I can't tell for sure how much space that leaves you for your vanity. You may want to draw in the existing fixtures with measurements so that people can see the clearances. If you don't have plumbing or electrical in the wall that the door to the bedroom is on, you could consider a pocket door there. Then a slider door on the shower can open from the side, instead of the tub side where it is now. if the shower is long enough for a slider. Having a shower door swing out might not work in your bathroom's space. if the vanity is too close. If there is room, that lets the side of the shower that abuts the tub have a small bench. Like this, but reversed. I would consider just shelves for a few bottles, instead of a niche, unless both of you need your own brand of cleanser, shampoo, and conditioner. It is a cleaner look and can go over to the wall end, out of sight when you enter the room. Again, like this but reversed. Since you don't show the dimensions of the shower you have, I can't tell if it will be spacious, or more like this one, which needs a swing-open door. You could also make the wall between the tub and shower all glass with just a few inches of the end of the tub enclosure inside the glass to serve as a foot rest. For a telephone-booth style shower, the one below does work, the arms and shoulders having the extra room above the foot-rest/shelf that they need to move around. This one also shows how a shelf for the toiletries can work. I am thinking that this shower would be around 3 ft deep and 4 ft long, right? You would still have to figure out how to place the controls where you could turn on the water from outside. Finally, here is an example of one with a wall between the tub and shower that feels a little more enclosed. In this picture, there can be a niche in the short wall to hold toiletries out of sight. With your entry to the room where it is, a niche in the wall separating the shower from the tub will be in full view and can look cluttered. Since you want a two-person tub, I bet a drop in or undermount as I have been showing you would work best. Freestanding tubs need room on all sides to get back there to clean. They look best when not crammed into a space, too. Have the two of you gone to showrooms and sat into any tubs? That may be an important next step in your planning, so that you know what size is going to work for you. then you will know better how to set it all up. If you do a shower and tub adjoining each other on this side, you may have a tight fit for the vanity. I have a custom 16" deep vanity top (14" deep at the floor) and it does give us all the room we need for setting things down while getting ready. We each have a good sized medicine cabinet to hold all of our toiletries, and that really does make up for not having counter-top space for storage. So can modern vanity drawers that are made to go around the plumbing but still give you storage. It is harder for you, though because the vanity wall is an outside wall. You may not have the depth for a recessed med cab and wall insulation. That is something to consider, and is based on what climate you live in, as well.
