Comments (19)To me the roofing in question looks more like an unfinished Galvalume coating than galvanizing. If that is the case, unfinished Galvalume roofs can show scuffing or darkened burnish marks if not handled carefully during installation especially where ladders are needed in order to work on adjacent side walls. The extent of protection of the finish should be spelled out in your specification. Warning from one supplier/installer: "The aluminum in the Galvalume coating reacts to friction and becomes darker giving the panels a blotchy appearance. In all cases, these differences in color or shade do not change with age even though the panels may become duller due to natural weathering. Because of this issue [this supplier and installer] will not guarantee uniformity of color on bare Galvalume applications." The standard to which you can hold your GC to is what was agreed upon in your contract specifications. What the GC can hold the installer to is what was in their contract. I suspect the manufacturer is covered by their installation instructions. Frankly, I see discoloration but not massive gouging. If you want a uniform finish you will need to have it field painted. PS If it is Galvalume, the link below might be helpful. Scuffing or "footprinting" of unfinished Galvalume is such a predictable problem that US Steel makes a version with a protective acrylic coating. But is does not entirely eliminate the problem. You can't install a metal roof without climbing on it and touching it. Comments (4)Hello -- I live in Saratoga and we installed a standing seam metal roof ~8 years ago. I think it was around $28k, but I can look it up if you'd like. Part of the expense was replacing the slats that the shingle roof had been installed on with sheets of plywood as per code. Makes for a toasty attic in the summer. The roofer I went with has since gone out of business, which is fine as I probably wouldn't recommend them anyway. I heard from a contractor that they used Wildcat Metal -- but that isn't really a recommendation. You'd have to check them out. Comments (19)and Zahner Zinc could possibly stamp out some custom metal roofing if your roof pitch is steep enough. Or a decent sheet metal shop can bend up sheets of aluminum and do flat lock similar to millenium but in larger pieces. It's hard to get good installation with metal. They like to use a lot of caulk joints, which defeats the purpose The aluminum standing seam they keep telling you're thinking of is "Galvalume" style which is steel electro plated with aluminum somehow. Galvalume is still "ferrous" and would rot by the ocean if it found a good galvanitic reaction with something. What you meant in your title was "non-ferrous" . If you have a roof made from stainless or a non-ferrous metals like zinc, copper, aluminum, and it looks correct to someone who knows, there is no guessing as to how long it will last undisturbed....See Morestanding seam metal roof is it worth it?
Comments (16)We put a standing seam metal roof on a large farmhouse-style new build in metro Atlanta, where it is somewhat rare, and while I can't say it increased the value (no data for that really, there aren't good comps for our home for other reasons), it did sell at 98% of asking price the first week. I have loved it...our home has been extremely energy efficient and on a hot sunny day when the roof is so bright it glows I like to think about all the heat it's reflecting! I'm not sure this will be meaningful for your house, but the one thing I wish I'd known for ours is that the gutters available (half round to match the roof) have been a pita to get right. My husband loves the roof and hates the gutters. I could go on and on, but suffice to say we have consulted at least 3-4 specialists with no fixes. But, our house is a two story on a daylight basement with a much steeper roof line that I'd imagine yours is on a CA ranch. We were told the steeper pitch causes the water to run fast, and the lengths required (up to 50') are super difficult to tilt effectively. Also, the house sits under a gorgeous 150+ yr beech tree so there is a lot of gutter cleaning going on around here. And we couldn't find gutter guards for the half-round gutters. Again, I hope this is all moot for you, but in GA where it can get very rainy we wish we'd had a more effective gutter system from the get-go....See MoreJJ
