The fixtures are Moen Kingsley, chrome finish. (purchased by plumber ) The shower in master is one of their complete 3/4" spa sets, + we bought a separate Moen showerhead...the one that you can switch from rain back to normal....highly recommend this option. Chrome is a rare phenomenon....my wife and I both love it, and it's the least expensive finish option! The kid's vanity is 28", and ours is 42 or 44"...both ordered from Home Decorators, complete w/ granite tops/sinks. ...The vanities is where we saved a bit. We're very happy w/ both vanities. One caveat, the drawers are pretty much wood boxes that sit inside cubby holes..no slides/dovetails/etc....We don't expect them to last a lifetime, but again, I'm happy with what we got vs. what we paid, and the wood finish looks great on both. . ONe caution...plumber hated hooking up the waste to the 28"...that is a very narrow cabinet! flying diver, thanks on the floor comment...it's carrara, so expensive per sqft, but not too much in our small bath! We both love the feel and look of it

Sophie wheeler, is just making the argument that it is less expensive per square ft to move than to add on or reconfigure an existing home. This is a general rule in most of our country with an exception of a few select very hot real estate bubbles. Expect to pay well over 300 per square foot in a less expensive cost of living areas and over 500 per square ft in higher COLAs. A lot of factors exist that make these costs acceptable to renovate, ie location, lots of equity, no adequate supply of other houses, etc but be prepared to not regain your costs if and when you move. Only do changes that you desire and not with the hope to sell for more because contrary to HGTV, you do not recoup more or even equal to what you will spend... for me the decision would be made according to my budget, equity, household size, age, number of guests per year etc. Get some bids from different contractors and talk to realtors about your return of investment and precede from there.

What are you trying to accomplish by having a powder room on the second floor? Normally people squeeze in powder rooms on the first floor so that there is a bathroom for guests as well as having a toilet on the ground level. Who would be using the powder room on the second floor. If there are guest bedrooms on that floor wouldn't they need a hall bath with at least a shower?

We have a 2/1 that will very soon officially be a 2/2, and we considered just adding a half bath, which would have been a much simpler project. But in the end, it seemed the added value for the full bath (both for our family and for future owners or renters) was more than worth it. We are a family of four, and the single bathroom is definitely the most limiting aspect of a small house. That said, if you're sure you wouldn't have more than two people likely to live there, it may not be as big an issue. We are in a high-cost urban area where many families live in 2BR homes and a third bedroom is a (pricey!) luxury, but the equation would be quite different in a place where 4BR+ homes were common and affordable and a 3BR would not be likely to draw families. It also depends on what your costs will be and what rents are like in your area--our added bathroom was on a very lean budget with a lot of our own time, so we have already added more value to the home than we spent on the project, and would make it back in rent quite quickly if we needed to rent out the house. But in other areas with softer markets, that might not be the case. Half our budget was materials, which are presumably pretty comparably priced nationally in the age of internet sales. The other half was labor, which is going to be a lot more variable.
