How big a living room would you like?

I have a living room overlapping with the kitchen, and no dining room. I’m quite content.

Where is your dining room relative to the living room? Where would a door to a patio go?

Nice house.

I think a round table, which is nice for conversation, takes up more room. I find sectional too confining and not very flexible.

Here is the layout of the first floor. The dining room is in a separate room right next to the main entrance. The patio door you can see it on the very last picture where the guy is standing. It is in between the living room and kitchen.

The current pictures were taking during the open house. So all of that furniture is not mine. It belongs to the previous owner. I am planning to put new furniture, so looking for advise.

1.Should I put a sectional in the living room?

2. Should I turn the dining room into a reception/conversation room? With a few loveseats and cocktail table.
   Any other advise is welcome

First, some clarification

1)It appears as if the floor plan is flipped. Is that correct?

2) In helping with the arrangement in the family room, is the porch currently there as shown in the floor plan?

I would open that up and make is part of the family room, but depends on how you live.

Living Room: no to sectional. They take up a ton of space and adults prefer their own seats. A sofa and 2 chairs would be the best.

Dining Room: It depends.

Would you ever use it as a dining room? It sounds like no. You cannot fit "a few couches" in a 12 x 11 room. Maybe one small one.

I would really think about how you would want to use this room before buying furniture and wasting $. A wine room? An "away" room where you could read? Coffee? Multipurpose.

You will want a screened porch/patio in the Orlando area, especially if you want to use the space in the evening. And that will allow you to leave the door open also.

Yes! The floor plan is flipped! And yes the porch is currently as shown in the floor plan. I am planning to turn the window on the family room into a floor to ceiling window or sliding door that looks into the new patio. The current state of the patio is how it appears on the photo below.

If I do a coffee room or a “away” room, can I include to loveseats and a chair with a coffee table or would it look too bulky?

In the new patio I was planning not to cover it but adding some pillars and drapes.

Also, if I don’t put a sectional, should I put a 3 seat sofa in living room facing out the kitchen? So with its long back to the kitchen like the picture ? Or should I place a 3 seat sofa along the window wall and two chairs in front of it in the other wall, so the hallway diving kitchen and living room is free.

Dining Room

Adults prefer their own chairs. I would get a convertible table like this. Can be used for dining or as a coffee table. 4 chairs. Could be used for many situations.

Family Room

For the porch, I would change the wall facing to the porch to a wall of doors. This can be done to suit your budget. Nano doors would be great, but I don't know your budget. Otherwise a wide slider.

Also, if in the budget, I'd screen in the porch. Bugs and Florida in the summer aren't fun.

The sofa against the current built-in wall is a possibility, if there is not tv.

Make sure you lay this all out with a good to-scale floor plan before any remodeling or furniture is purchased.

Or hire a professional who can assist you with this.

Option1
Should I buy two love seats and put them on the side, one against the window and the other one against the stairwell.

Option2
Should I buy one 3 seat long sofa and place it with its back to the kitchen to section the living room area? And add one chair to the corner of the living room just how the previous owners have it in the pictures I attached.

Walk of doors is definetely something we are considering for sure! We will talk to a a architect to do the patio.

I would not buy loveseats. They are not useful to most people.

You do not need an architect for what you are doing. You need a good interior designer to start with.

Will there be a tv in the space?

Are you living there now and do you have furniture?

Do your to-scale floor plan, then make to-scale furniture pieces. Try to place them for fit before purchasing anything. Plan, then purchase.

I have a 3 piece sectional, love seat and a swivel chair in my current living room in my apartment. I am not currently living there. I will be moving there the last week of May.

Will there be a tv in the family room in your new home.

Yes! We will be putting a tv on the built in! But based on your recommendations we are considering just putting a big painting instead of a tv. But my spouse really wants to put a TV because we usually have dinner watching tv. So we are considering both

You can have the best of both worlds. Sony makes a tv called “the frame“. if looks like a picture frame. When tv is nit in use, you can choose from a number of paintings to make it look like art or upload your own.

Also, you don’t want the sofa back by the bookcase (if there is a tv). It will be fine floated out.

Setup like this could be nice in dining room.

The living I am still between a small sectional, two loveseats looking at each other, or just one 3- seat sofa that divides the kitchen and the living room :/ Any thoughts?

Since you have not yet moved in and this is your first home I would suggest not buying any new furniture or making big decisions until you have lived in the space for 6 months.

I know we all want to go out and make everything perfect right away, but you really don't know what perfect is until you live in the space.

Remember, the purpose of your home is to provide a space that functions well for your needs. Make due with what you already own till you have a feel for how you live in the space.

All of your ideas could potentially work. :) I think the two love seats looking at each other, combined with swivel counter/barstools, could really open up the space.

No reason you cannot create a to scale floor plan now.

Any decision in the living room needs to be done in conjunction with the new plan for the porch. (where door openings are positioned are important).

2 love seats are not functional. They are not facing the tv and adults that are not a couple don't like sitting in them.

The best arrangement is always a sofa and 2 chairs. Having said that, if, for some reason you love having a chaise, then the argument could be made for that. I recommend a removable chaise for future flexibility.

If you really don't have guests or it is seldom, you could use only the sofa in the room and bring in extra chairs for when guests visit.

I would do a comfy 4-chair arrangement in the reception area and either a 3-seat sofa and 2 armchairs or a reversible chaise sofa and one chair in the family room. People don't like sitting in a row as though on bleachers at a sporting event. Only lovers want to snuggle close in a loveseat, and even on a sofa people tend to leave an empty space between them so they have room to turn and face each other for conversation. The more chairs the better unless children, who like to pile up with parents to watch TV, are a possibility.

• turn the dining room into a reception room. Maybe a loveseat and two chairs. Or just 4 chairs and a coffee table. I know a lot of people hate loveseats but they are cute to me! Lol

• main living room: one small sofa with chaise, and a chair. And swivel bar stools. I like the swivel bar stools idea. Extra seating to watch tv if needed with guests .

Any other ideas are welcome. I still have month!

Hi. Overall, sounds practical.

I don't "hate" loveseats or any other piece of furniture. A seat should be purchased, in my opinion, for how it looks, but also its function.

If you feel a loveseat will be used, in your situation, then purchase one. In my experience, adults prefer their own seats. So, a love seat forces 2 adults to sit next to each other. If you have a situation where there will be 2 adults who visit often and want to use that love seat, then go for it. Otherwise, it will be an expensive cute purchase.
