What is the average cost of Kitchen Remodel in Bay Area?

Currently in a dilemma whether to buy a newly constructed house or an old house with big lot.
I was thinking if I can remodel the kitchen and bathrooms if I get the old house. But I am not sure on how much is the average in Bay area for a kitchen remodel. Can anyone share some numbers please?

Assume, demo a wall for opening up the floorplan, new flooring, new cabinets, new island, recess lighting. Midrange appliances and midrange cabinets, countertop and finishes.

I would budget $250k, and double the time line.

I sold a year ago, I was planning to stay and remodel or move. Based on the remodel costs of a kitchen and a bath, I decided to paint and sell.

For me it was location....I had retired.....and the weather has required A/C, and pre Covid traffic was close to gridlock.

boy i'll second that, jeffinmonterey. we waited over 6 months for our city to approve our plans and grant us the honor of a permit. they also put us into the design review fasttrack (which dinged us 1800 bucks) all because they couldn't visualize and, ostensibly, are biased against modern design. need to keep the mayberry aesthetic up you know. luckily our architect really pushed us into doing a model early on so when we plunked that down on the table during the design review meeting, the two bluehairs looked back and forth between their bi-focals and said "you know, this doesn't look anything like your drawings." they were wrong, though, it did. anyway, sorry for the rant. we interviewed 4 architects. three i found on the AIASF website and one was a friend of a friend who is a one woman operation in the city. we wound up going with her because we liked her vision and her personality. all four architects came to our house to scope things out and wound up staying between 1 to 2 hours. we did pay a retainer to get things going with the one we chose. she works on a percentage basis, 12% - 15% of the finished price tag. we never felt completely comfortable with that so we agreed to pass the baton after her initial drawings were complete. they were actually very detailed. my husband and i felt we didn't need so much hand holding through to the end and we have brought her in to tweak some things along the way. for that we pay her an hourly fee. we have had some stumbling points when things moved from her to the contractor's draftsman but our contractor is great at working these things out as we progress. it's been about 5 weeks since they kicked us out to start and the framers are really buzzing along. so far i'm quite happy. i'll happily pass on names and numbers if you'd like to contact me directly.

In our case, we did consider doing it ourselves (we did a lot of the remodel ourselves), but had several big elements that were not super well-suited to first-time DIYers--mainly that we were removing a chimney (not hard, but messy and heavy), removing a wall (ditto), and drilling out ceramic tile floor, which while not hard was time-consuming. The rest of it was pretty straightforward but not as simple as modern kitchens, because it was an old house/old kitchen. So it was worth it to hire someone else to do it for the time and headache savings. We do also have pretty strict disposal laws in our state, so we would have paid some of that (I think quotes were $500ish?) just for the dumpster and permits, which the demo company handled, plus any needed tool rentals. They were also able to salvage $1500 worth of parts, so we got a tax receipt for that, which also helped offset the cost a little. (TRP, the organization we used, is the Northern California Habitat partner, so probably similar to Habitat demo programs elsewhere.) I definitely second-guessed some of our decisions on what to DIY and what to hire out, but demo wasn't one of them. :)

My price list from Ikea was about 10K for cabinets, appliances AND all the hardware and lighting which I just subtracted some of that from the quote because we won't be using their appliances. It's astounding really, how truly affordable Ikea is when it comes down to it. Plus they have a 25 year guarantee. We will likely wait for the 20% off kitchen sale, which after some browsing on these forums, I hear may be in Feb or March. We'll have to pay for delivery but that's only $59. @cpartist I never said cabinets AND appliances would be 5K. I stated that I did an exact replica of our existing cabinets (option 1) and my price list was about 5K after rounding up just for the cabinets. The stove alone that my husband wants is 5K. I know appliances will be at least another 10-15K. The Ikea quote was for a combination of cabinets and drawers, a large pantry with pullouts etc. I did this process before posting on here because I wanted to have a good grasp of exactly how much cabinets would be for our exact layout so that when I get contractors telling me that cabinets alone will be 30K I know to run the other way. @H202 I like where your head is. We will most likely be DIYing a lot of this project. We redid a kitchen in Vermont and did it all ourselves except for countertops and the gas line. I'm not into the gimmicks either. When we did our kitchen in Vermont it was just new, sparkly, and what WE wanted versus what the other people used (cheap, budget looking etc) I'm going to at least get a quote to see what it would cost to move the kitchen but I know moving all the plumbing and electrical would be very expensive. Back in October my husband put in all new canned lights throughout the entire house so overheads lights won't be an issue. The biggest issue that I see anyhow, is the load-bearing beam and wall that will need to be removed.

We bought our Peninsula house from people who had just had it gutted and redone by Mueller Nicholls. They are a one stop shop. They did excellent work from what we can tell, and we are super picky. My husband is an engineer with a strong architecture background, so he has a clue of what to look for. There is one caveat about their kitchens and baths if you are a GW/Houzz devotee. They use a certified kitchen designer who used to work for Wood Mode, which is really great. But their kitchen designer is not quite up on how people here like to have their kitchens. And they build their own cabinets. My kitchen is gorgeous, but came without base drawers in the island and a wall of wasted space where a shallow cabinets would have been useful and two big sinks in a relatively small kitchen. Plus there was an unsupported overhang on the kitchen island, which Joe Corlett noticed when I was discussing redoing my kitchen. As I type this, it sounds bad, but I would use them again in a heartbeat. I would just be prepared to be active in designing the details of the kitchen and checking back here with the GW/Houzz experts. Good luck with your project. And remember you need to allow tremendously long lead times on getting anyone to start work. The waiting lists for contractors and such are almost as bad as the waiting lists for some schools in our area. My daughter did a limited remodel of her 10'X10' kitchen in SF: new flooring and new cabinets/sink only. No structural changes, no new appliances, no island. Cost about $35K five years ago. Other bids at the time were up to $65K. With subsequent increases for labor and materials, plus the high demand for competent contractors due to the pandemic, I'd guess she would easily be paying twice that now. For your more complex remodel my WAG is in the $100-150K range for the kitchen alone. But you will only know if you can get some estimates. It's a volatile time and you shouldn't be making decisions based on what strangers on this forum are guesstimating.

If you’re willing to be more hands on, search for deals and hire your own subs, you can get the cost down to $40k (ikea cab grade, high end appliances) or $80k (high end appliances, custom cab grade). Based on my two remodels in SF and on the Peninsula within the last 6 years. I’ve heard cost of materials have gone up considerably.

I did mine last year in Oakland for $100K. 12x13 kitchen plus 6x6 pantry (30 linear feet of base cabinets and 13.5 linear feet of uppers). I didn't think I was being particularly frugal, and contractors did pretty much everything. Marmoleum floor, Corian counters, Columbia Cabinetry, windows were reconfigured, new electrical (new subpanel and replaced old knob and tube). The sink was moved.

Supply chain issues have only gotten worse, and prices have been climbing though, so adjust accordingly.
