Hi Totally, Thanks for the pic as that helps. Beautiful home! There looks to be quite a few entry points that are possible. Earlier you stated that the caulking is gone around some of the windows noticed by the roofer. Even though you dont want to solely rely on caulking, it could be that the lack of is letting water in at a point probably around the sill area of the window,(the outside stool), and running in where it is penetrating likely due to improper flashing. Caulking can keep rain water away and from running in, but the importance of flashing is to keep moisture, such as condensation, from collecting around areas and seeping, which is in a way worse because it goes unnoticed for quite some time leading to wood rot, mold, ruined insulation, etc. If there is a positive to your dilemma is that you are able to actually see that you have a problem and address it. With the window type you have, brick will have to be pulled to get to the perimeter and flashing.The possibilities other than the lack of caulking could be at the upper gable above the window where water is running down behind where the siding meets the gabled roof line, which would most likely be a flashing problem as well. You might want to have that area checked , but my speculation is that the rain was getting in that uncaulked area and was able to get inside the wall cavatie through bad flashing. Even though some of the other windows are un caulked, it could just be the way the rain water traveled and was able to penetrate that particular window, especially with wind driven rains. Some possible links to people who could inspect could be a siding/window outfit, a home inspector, or a contractor. Your roofers could be considered as well as they are experienced w/ flashing concerns. If it is determined that brick should be pulled, i would get a mason for the removal and replacement. marti8a- We have 2 sets of aluminum clad, low e, argon filled sliders and a set of the same outward opening french doors, all by Eagle (now owned by Andersen, but independent when we purchased them 8 years ago). They all operate easily, close securely and have no air infiltration, we are in NNY and have wind, cold and snow and have never had a problem. While I like the look of french doors better, we chose sliders in two our of three locations because we wanted screens on the doors, we don't have or want A/C, so screens are on the doors are a must for us. The one french door we have will someday open onto a small sunroom/conservatory (hopefully), that's why we chose a set of french doors in that area. Eagle, as well as the other well known manufacturers, have lots of options on the interior; primed, painted, stained, different wood species, hardware options, etc. We rented a house with vinyl sliders when we were building and I would not recommend them at all, they didn't work well, ice built up in the channels and the cold air poured in seemingly from the entire opening. I strongly prefer the wood interior and aluminum clad exterior, but overall I would get the best ones you can afford, good doors and windows pay for themselves in the form of lower energy costs. Are you still working on this? I have questions about more than the fridge. This is an awkward layout and there is enough space there that I think you must have better options. Have you looked at moving the dining room entry to the right? Shifting an opening is not a huge ordeal, even if that is a load bearing wall (not sure if it is but someone mentioned the possibility in an earlier post). I'll try to post something mocked up best my crude skills allow here. As I have it, I think that would be a 36" fridge and there is a pinch point. I'm not sure of the depth there, but with a counter depth, an 18" DW or some other tweaks with proper measurements, I think you could improve the function of the space. On the dining room side, any crown would remain or be replaced above the opening and a good contractor should be able to adjust the baseboards. Keep working the plan until you get the kinks out. I lived with two horrible kitchens (we're talking 2 burners and they aren't flat or heat that well, dying ovens, DW tiled in and praying it wouldn't die -- even though it was so loud I hated to run it) for ten years between the two of them until I was able to do my kitchen. I learned a lot along the way and had time to explore outside the box ideas, come back and go off in different directions. All that exploration really paid off in the end, and I plan to use it long enough to make up for any delays. Anyway, here's one rough idea in case you hadn't though of it.
