Comments (8)Is the reason for the distance from the garage to the house the topography? Do you get wind, rain, and snow at your altitude? If so, I'd want the garage closer to the kitchen if possible, because the older we get (we're retired, too), the less we'll probably want (or be able) to lug groceries long distances. Also, I wouldn't want the front door opening directly into the living area in a cold climate. And I don't like having anyone (mailperson, FedEx, UPS, neighbor kids selling stuff, etc.) who comes to the front door seeing everything that's going on in the living area. A defined front hall area would block cold air blasts and provide some privacy. Just some thoughts, which may not apply to you. We just built our house using ICFs to the top of the first floor. We seriously considered radiant heat, but went with geothermal instead. We also put 2" of XPS under the lower level walkout slab to help keep the heat in, and put the wood stove down there in case of emergencies and to provide supplemental heat to the entire house. For more energy efficiency, we went with solar hot water, which I highly recommend since it is cost effective, especially with the govt incentives now (that we didn't get). Comments (14)Thanks so much for all of the great suggestions. Keep 'em coming! I actually forgot to mention in my initial post the garage was being increased from a 2 to 3 car garage. My DH will certainly not let that slip by, LOL! To give y'all a little more background, we are in our early 30's with one child, and would like to have another a few years down the road. This is not our "forever" home, but will be the place we raise our child(ren). The attic and subsequent wasted space has been a slight concern, but we thought that with two cathedral ceilings in the home, the bonus room would encompass the majority of the space. However, we are requesting that the bonus space be increased as much as possible for future build out. Honestly, I had thought about converting the area under the stairs to a closet, but the lack of coat closets is not a big deal for us due to the heat in Texas. We have a small coat closet now in our current home that only sees three coats a year, at best. I'm with you, rhome410, the master closet is like the Taj Mahal to us! I am not into clothes or shoes (odd, I know), so we'll probably end up with unused space in the closet for now, or at least I hope so. :) We prefer double doors as that is what is on our current home, but I appreciate the idea of an oversized front door. That is something I honestly never considered, and will definitely be plan B should the double door entrance not come to fruition. I have just started looking at brick/stone and would like to use a native stone, if possible. I am also trying to educate myself on real stone, vs. veneer vs. cultured and am so confused! LOL... The majority of the homes in the acreage community we are building in are brick or limestone, and I would like to do something a little different than the rest. Comments (8)thanks cpartist! All valid points. I'm discovering a bit of give and take as nothing is perfect. I am planning on only using 1 side for hanging clothes and the other for shallow shelves in the 6' wide area. Yes, the bed 2 closet is small as well but it is intended as an work room with the closet holding a printer and other items on shelves so not really concerned there. Which is also a room facing the lake so, I'm looking forward to my desk facing out to see the views. Thanks, we are considering adding windows to bedroom 4 and possibly 2 on the empty exterior walls. Though with bed 2 having 3 windows we thought it would be ample. Still contemplating. Bed 4 will probably be up high transom type so it doesn't impede furniture placement as we are considering putting a reach in closet where the closet is but opening to the bedroom. The wasted space by the stairs is a bit of luxury we decided on to have an open visually appealing staircase. What do you put at the end of a hallway? but a window if its an exterior wall.
