Builder Now Trying to Charge Change Order Fee?
Comments (10)For example, the spec sheet lists "granite countertops in all bathrooms (st. cecelia, uba tuba, etc.)" For the brick, their agent told us to send her links to the color family of brick we wanted for the house within 48 hours. My husband and I couldn't decide, so we drove all over town taking pictures of homes we liked. We compile all these colors by her deadline, and then she informs us that the builder JUST chose 9 colors of brick and to stop by and pick one. Then last week, I asked when we were going to meet with the Interior Designer to select everything else as I don't feel comfortable randomly selecting colors/cabinets/granite for the entire house without a professional (which is listed in our contract) to help us pull together a cohesive look. Our agent reiterated that they don't have selections done yet and then their agent sent back this BS response: "Although our approach may not fit the "normal" mold, we feel as though we are looking out for your clients best interest and providing your clients a higher quality of service. We want them to pick out their finishes in the home, as the home is being built so they can be with a designer, in the space, using the natural light and NOT be in a showroom looking at random swatches trying to imagine what the finish product will look like. Although I don't have an exact date, this will happen at a later date after framing." Seriously? This has been ridiculous....See MoreDoes your builder make changes w/o telling you?
Comments (5)I had one of those situations during my build. The ceiling and roof of my back porch were supposed to be built at a 4/12 pitch. Instead, the builder bought trusses that had the correct pitch for the roof, but had a flat ceiling. When I pointed out the problem, he laid the blame on his truss supplier by saying "that's what the supplier gave me." In my view, the trusses shouldn't have been installed if they would change the design of the ceiling. If anything, he should have asked me first if that would have been ok. I contemplated accepting the flat ceiling, but when my architect saw it, he told me I should insist that it be changed and built according to plan with a pitched ceiling (to give the porch a more open feel). I took my architect's advice and told the builder he needed to change it and he did. I think you need to make the builder build as planned or else he will keep cutting corners and making changes....See MoreHelp validate what my pool builder is telling me!
Comments (23)"a little kindness towards others can go a long way". Yes it can! In all those backyards, for all those years, I can count on one hand the number of homeowners that even said hello, let alone get us a drink, or make us lunch. We usually finished their pools on time, or early. A freind of mine at the time installed alarm systems. He did one for Roger Staubach. He never saw Roger, but Mrs Staubach, made them sandwitches and lemonaid. He still tells the story and that was 30 years ago. Since we are totally off topic, I got this one second hand, but the guy that told me seems pretty straight up. A pool cleaner did Nolan Ryan's pool. He saw Mrs Ryan sometimes and Nolan maybe once in a year. He was a huge fan, but too shy to ask for a autograph. Someone told him to leave a baseball on the table by the pool and maybe he will sign it. He did just that. Next time he cleaned the pool, the ball was gone, nobody was home. The week after, still no ball. Then one afternoon he went to cleaning the pool and noticed a ball on the table. Signed by not only Nolan Ryan, but half the Texas Rangers baseball club! With a note, that read. Sorry it took so long, good job on the pool. I bet that was the cleanest pool in North Texas......lol...See Morecan a builder lock me out of my custom construction?
Comments (42)> Just to be clear - my advice to have a consultation with an attorney is one made to AVOID any sort of litigation. Most US judges are corrupt, render absurd judgements, hide facts, miscites, lie to protect dirty companies. = >Ok. To calm speculation. the quick and dirty story: >" He told us we can do upgrades with subcontractors ".. He went over budget on his costs ... > I said: could be a dispute about money, could be OP is working on the projects ... It was both. > and is demanding we resign an updated contract because of our “unauthorized upgrades” and to adjust price accordingly. Do NOT offer any consideration until the end [final payment]. Any consideration could be looked at as acceptance of a new deal. Some issues may have to be negotiated. But I would reduce the 3rd party contracts....See MoreHU-288508758
