Comments (31)Not a pro and I'm having trouble seeing the details in the plans, but I have to agree with Lindsey_CA 100%. My "laundry room" is very small, probably 5x8 and leads directly to the garage so it's our main entry into the house. It's one of the things I despise about my house. I also have 2 kids who are now high school aged and between all of us, we do laundry at least once a day. My kids both play sports, so sometimes I have to do laundry more than once because the washer and dryer only hold so much. I can't tell you how many times people come flying through the garage and hit someone with the garage door. Or come through the kitchen trying to get out because they're late only to run into the open dryer door. I have to move the laundry to the family room to fold it because there is no counter space in that room. I'd love to relocate the washer and dryer but my husband does not want them moved to the basement, and we would lose a bedroom moving it upstairs, so we are stuck. We have a utility sink that gets a lot of use (much more than I thought it would) and I can't see if one is in your plan, but definitely put one in. Also make sure you have more closet space than you think you will need. I also agree that the exterior has too many juts which makes roofing lines more difficult. I also don't like having to go through the game room to get to the kids' bedrooms. While I do understand wanting to separate the kids from the master suite, when they get to be older, you are going to want to know what's going on in their rooms. Comments (22)I think your list for improvements is a good start but I'd still like to mention the following: I understand you have lots of family and entertain a lot but do you really need a great room, family room, and living room plus the loft upstairs? You say the views are to the west. How far to the west and I'm wondering if there's a way to rearrange the rooms to better get south light into the main rooms versus the master bedroom, the kid's TV/family room, pantry, garage and laundry room. Also I know from personal experience that once late afternoon arrives here, you will need to have good shades because of the light and heat from those west exposures. I know western exposure is not ideal but that’s the direction of the lake and also the land is much longer E/W than it is wide. We spent Thanksgiving at a friend's house last night and their living room exposure is due west. The sunset was spectacular but we couldn't watch it until the sun was right at the horizon line because of the glare into the room. They had to keep their shades drawn until then. And yes, th I’m hoping the covered balcony will offset the sun somewhat. And yes, my friends do have a covered balcony. The only linen closet I see is in bedroom 4. You need more. Lots of wasted corner space in the vanity in the master bath. For such a large house where I assume more than one person is cooking, I think you need to reconfigure your kitchen so you can have multiple people helping at the same time. As arranged it's a 1 person kitchen. Another thought about the kitchen is you might also want to consider it not being on the south side again because of heat. Hope that's not an open loft to below because noise does travel up. Seems there is lots of wasted space on hallways and pathways. The master closet upstairs will feel like a long dark hallway. It's barely wide enough at 5'4" considering clothing takes up 2' of space. Agree with MrsPete that you really don't need that many bathrooms. It's a bit of overkill. Comments (40)Sure like build a small vestibule between the dining room and bedroom that allows you to recess the weird ?sofas? that are shown flanking that area. Put in double pocket doors and then when folks are overstaying their welcome at a dinner party, announce you are retiring to your bedroom and then fling open the doors to make a dramatic exit. (or - arrive as a special guest in reverse chronological order) agree on the wasted spaces, the too small 3 cars worth of garage, and the pantry stealing the good spot from the kitchem - among other things....See More- 3 years ago
