Idee , I think you are on the right track in wanting to add some chandeliers here . The juxtaposition of rustic, like your wood ceiling, farm table and antique sideboard with a little glam ( consider adding a couple of gleaming copper pieces in decor ) will give that french quarter New Orleans vibe. Sending some inspiration pics. for colors to consider painting your cabs. (either all ,or maybe a mix with white uppers and diff. lowers, or painting the perimeter white and the island a color ). Think about gray- green, pale sage, teal blue or black. I would paint your walls a soft white , just a slightly diff. hue from your white trim, since your space appears somewhat dark. I would use a rustic tile backsplash or possibly a brick tile. For counters consider a light butcher block or a honed dark stone like dark Emperador marble, soapstone or leathered granite. So, —light fixtures, painted cabinets, the countertops and backsplash- nothing structural- hopefully you could achieve this in your budget ... ? ( maybe try to include a copper sink or some other type of new sink while doing the counters) .—- The inspiration pics. show many of these individual elements . Is it necessary that the chairs are entirely on the rug? That would require an 8x10. Won't be too big for the space? Already planned on replacing the fireplace doors with black. The brass is also from 80s Fan is also an 80s throwback. It does help with airflow in the room, but is not attractive. Shelves are adjustable expect for the top triangle. There are can lights on either side of the fireplace which are not visible in the orig photo. I typically use these only at night because I don't like ceiling fan lights. Breakfast room also had stained windows, trim, and chair rail (i.e. all 3 rooms were stained to match). A few years ago we remodeled this in white but did not touch the adjoining family room. My initial thought was to make the bookcases match the kitchen cabinets. But maybe just changing décor as suggested will suffice.

I wouldnt to an LVP. You have one type of wood on your cabinets, the wood on the side table and another on the oak trim. (and all of them are diff shades/colors) now you want to bring in a 4th wood-look using vinyl?? nope. bad idea. do real wood. I'd do a natural, white oak, and paint out the dated trim around your door/baseboard/crown to a nice white. leave the other wood in the kitchen and peninsula as is. But just painting over that 90's orange oak will have a huge impact. Or, a black slate (or porcelain slate) would look really nice. or a large format tile. do you plan on keeping the brick? if you're doing the flooring in the living area, just bring it up into the kitchen. I'd also consider doing lighter counter stools. everything is so dark right there. Have you considered painting your island a nice white (same as the proposed trim?) reverse of this one this type of flooring would look nice w/your cabs/granite I

See if you can use standard off the shelf vanities instead of something custom and put the money you save there toward complete retiling. It probably is best to rip it all out if you're going in. We found we had a very small leak in a shower floor in a small bathroom (dating from 30-40 years previous) that we didn't know about, but it was dripping water into the ceiling below very slowly over time which is never a good thing. I have to say I wouldn't want an acrylic shower/tub combo in my bathroom, but there is one in our secondary bathroom where we live now and it's really not bad. It's a Kohler. I think it's been there 25 years and it still looks new. So that really might be a good, inexpensive option for a guest bath as Patricia says. They're easy to clean.
