Remodeling '80s/'90s house. Next up- Small Bathrooms

The 80's part of the house, which is only used for guests, has 2 small full bathrooms. We'll get custom vanities made, countertops, fixtures, lights- for not a ton of money. The question is flooring, and shower tile. They're both in good shape. But they're both 35 years old, and builder grade. So do I need to replace them? Is that money well spent for ROI?

Don't have pictures at the moment, but shower has 4x4 whites, and the floor is 2x2 whites.

Small footprint, so I at least wanted to do the floor, but it has the matching white tile base moulding, so that would need to be changed, too.
