If the fan is original, it is probably just not working very well anymore, and was builder grade junk to begin with. If you get a new one that should help the ventilation issue. There are a lot of options in the 80 cfm size which would be the right size for the area with the shower/tub. If you want to really be thorough, have someone check to make sure the duct leaving the fan is the right size and that it is venting to the outside in a straight shot out the roof. We recently remodeled our master bath. My husband is a retired engineer, so he is capable of scoping these things out himself. He discovered the ducting was too small and it was venting into the attic, which is less than optimal. That means you're getting condensation in your attic. We are in the process of fixing all of that. As a bonus, you can probably get a fan that is quieter than what you have now also.

Your floorplan looks pretty fuctional, so if you don't want to pay extra to move your plumbing, you will be OK to keep everything where it is. Other posters may have more ideas.

Thanks for the reply. Hopefully a new fan will solve the problem. If have no idea if it was ever replaced. I'll have to check the ducts too, since the second story bathroom is right above ours.

You're not going to be able to change the use of space if you don't move the plumbing at all. Where I am that puts another $5K on the cost (just finished a bathroom remodel and moved some things, but not very far), so you'll have to think about whether the cost is worth it to you. Of course the cost where you are could be different. It also depends on how many things you move and how far. But believe me, this is far from the most dysfunctional bathroom I have seen posted on this forum. You can always ask a bathroom designer for their ideas, put it out for bid and see what you get back. You would also probably do better to wait a year because costs are higher than usual right now and there are spot shortages of some materials.

I am not great at imagining spaces but it seems as though one of the issues is that you enter the suite and immediately hit or see the wall which is in back of one of the sinks and then turn and turn again to access the bathroom. I have no idea whether it is feasible but perhaps just moving the door to the master to the other side of the television set would make the entrance less convoluted and closed in.

Regarding ventilation, I remodeled and had the original builder grade fan/light/heater from 1965. I never used it because I think it actually created more of an unpleasant odor - in any event I never used it for ventilation or dehumidifying.

When I remodeled I got a Panasonic Whisper Fan with an auto sensor that turns on and off based on ambient humidity levels. It works great and I can tell it is working because it turns on when I shower and then at some time after I finish it turns off. There is never any condensation on the mirrors and there used to be condensation with my old useless fan. It also is single use as I installed ceiling lights and don't need a heater. I am Los Angeles and my bathroom was never cold enough to need heating anyway - it is not on an exterior wall and basically is whatever temperature my bedroom was. But I am cold blooded as I don't use the function on my heated toilet seat that is part of my Toto washlet. 😂

Personally, I'd rather walk in and see a wall than always be able to see directly into my bedroom from the main area of the house.

I am not opposed to moving some of the plumbing around - It's mostly that I'm on a slab, so I don't want to have to cut into it.

The people who owned the house before me just slapped new vanities in and left the floor and trim unfinished (and overall took a lot of shortcuts), so I bet that's why I hate it so much. Plus it's all builder beige...ugh.

Thanks for the recommendation on the vent fan, Helen. I suspect mine is builder grade also. Heated toilet seat sounds nice haha. I considered moving the doorway over, but then the little hallway would be even MORE useless.

Cubby, I definitely agree. However, you can still see into the bedroom from the front entry windows lol. Just can't win.

Thanks all - do you think I could fit a separate soaking tub in that space along with a nice walk-in shower, or skip it? And I'd love to have a true walk-in closet somehow.

Again imaginging space for graph paper isn't one of my skills - when I working with my designer she would do three-D renderings so I could better visualize her suggestions for configuring space.

My suggestion regarding moving the door is that somehow you could "claim" the space that is now used as that little hallway - have a closet or enlarge the footprint of the bathroom so that the fixtures could be moved.

Again I have no idea whether this is feasible in real life. Also someone seemed to think that the little doorway hid the interior of the bedroom for visitors. I am not sure what needs to be hidden - a messy unmade bed or just privacy in general. I don't know if having the head of the bed against the nook wall is feasible in terms of spatial planning.

Ok I get it...That's a good idea Helen. It would make a lot more sense if the doorway could be moved and some walls taken out. The space is large, it's just divided up into small-feeling sections.

On your plan, is 1 square equals 1 ft?

This layout may give one or two ft less storage in your closet but it is a true WIC. The entrance of your bedroom is more spacious. You could keep the tub where it is originally and put the vanity to the right but I think it is more natural to face the vanity when you enter and have the tub more into its own space.

Can you move the tv further down and have your bedroom door where the tv is currently?

I like Suzanne's sketch. It leaves the toilet where it is, and that's the toughest plumbing to move.

You don't have enough space to have a freestanding tub and a shower. You need to either go with shower only or combo tub/shower.

suzanne - love the idea - thanks for sketching it out. Yes, each square is 1 foot. I can definitely move the tv over in either direction to accommodate the doorway. There is a steep sloping ceiling at the top of the sketch there, and a skylight is over the current tub/shower. Cuts the wall 1 to 2 feet short. The vanities may have to be put elsewhere, or the mirrors might be a little short (which is ok with me but I'm short). I can envision a nice dressing area in there somewhere too.

Lots of things to consider and I thank you for sketching these out. I never realized the potential of this space until I saw it on paper. Helps to get out of the beige carpet, beige walls, beige tile funk. Hopefully structurally everything works out.
