Exposed Rebar and Crack in Foundation

Hello, we're going through inspecting on a 1960's split level home in southern c

alifornia and got this report.


The rebar was near the surface and has been exposed over time, swelling and creating a horizontal crack along part of the foundation. We got a special foundation inspection and were quoted 3,800 for an epoxy repair. The inspector said to truly solve the problem would be to replace the footing but he did not think it was worth the significant cost. They said the house was pretty level with no obvious signs of shifting or other issues.


Is an epoxy repair acceptable for this? How much of the rebar should be dug out and replaced? Should we be worried?
