Need advice for kitchen expansion/renovation
Comments (11)That is a big task you have ahead! But I think it will be fabulous when you are finished. I see a few issues with keeping the kitchen where it is and expanding it back. The first thing guests see when entering the house is the kitchen and all the work in progress that goes on in there. My issue with plan number 2 is the walk through work zones to get to the play area. Since you will be moving walls and adding rooms, I took the liberty to give you the beginnings of a third option, and perhaps you and others can adapt it even further to better cater to your needs and likes. In this new plan, guests arriving at the front door will see straight through the window to the patio, and see a beautiful breakfast table. Kids and guests can have easy access to the fridge without going into you or cooking and prep zone. Kids can also get to the play room without going inside the work zones of the kitchen. Lots of windows/sliding doors, with plenty of light, and ample aisles. 9ft island as the clean up zone, and I bet you will still have enough space on the other side for some bar stools. On the way to the family room you have a nice sitting area for guests to mingle, or for an afternoon cup of tea with MIL. You also have a corner for a desk, preparing party menus, and organizing the family schedule. A pantry wall should offer you plenty of storage for all your goods. You could also make the pantry wall a bit smaller, and incorporate a bar, and perhaps a TV. I left your original plan underneath, so you can see the differences. Comments (23)Thank you all for the super valuable feedback. I would also like to take your advice on pendant lights, given that we are looking to go with white island and black granite. We need two pendants above the island and one above the sink. I was thinking of keeping same fixtures above kitchen and , which have simple look, to not add too many things. Comments (6)Hello everyone! So just an update on this project. I painted all of the upstairs trim white and the walls grey and it came out very nice. Now I am moving on to the stairs. I tore out the carpet and padding yesterday which went a lot smoother than I expect. Took less than 90 minutes as there was no tack strips and the staples came out very easily. My original plan was to stain the treads with a gel paint and paint the risers white. However, as you can see on these pictures, there is a white substance on each of the treads and on some of the risers. Initially I thought this was some sort of adhesive for the carpet/padding, but it is really smooth to the touch. Nonetheless, I tried sanding it and it made it smoother, but it did nothing to remove the white. As a result, my wife and I are on board with painting the risers white, but now painting the treads black which we have seen on various websites across the internet. We think it will look good with the white trim and grey walls. BUT.... Before I go about painting anything on these steps, I wanted to at least ask to see if anyone has any idea what this white substance may be? I want to make sure I address it before priming and then painting these treads. If anyone has any idea what it may be and what I may need to do to get rid of it (to some extent), please let me know. Also, if you think simply sanding it to make it smooth with the stained portion and then painting over it will work fine, please advise.
