Water leaking through Garage walls and door. Who should I contact?

It's been raining heavily for the whole day today and we just saw water leaking through garage door and walls. Should I call a general contractor to fix this type of stuff? Who would be able to diagnose the issue? The leaks through the door can be resolved by replacing the door but what about other locations? I looked outside and the siding seemed fine. I could not find any obvious cracks. I am also scared as this leak is pretty close to the electric panel.

Would home warranty cover this sort of thing?

Edit: The concrete part is the foundation. Garage a few steps lower than the house which can be seen in one of the pictures.

I'd start by calling your insurance agent, immediately. Does your home divert any rainwater a minimum of 10' away from your foundation? Is your home below street level? Is your ground sloped away from your foundation? Do you have gutter or downspout leaks? I can see a crack in the concrete in your first photo, which is most likely admitting water. Is the door in your last photo at the bottom of a set of outside steps that lacks a cover and means of diverting groundwater? You haven't provided enough photos, but you may need a linear drain installed outside your garage door, to assist in diverting water. In the interim, get everything off the floor that can wick up water. You may need a soil engineer/water abatement specialists to assist you to determine if a full interior drain system, is warranted.

You have my sympathy, but being honest I doubt you will get much satisfaction from your insurance or the power co. Usually you get the run around for a period and then are told such would not have happed had you had a whole house surge protector installed, therefore it,s not their fault. I had a similair occurance. The power went off due to a storm, when it was restored. 3 cordless phones, the modem in my web tv, and the furnace control panel were fried, The surge protector I had on my fridge was also fried.however, it saved the fridge. I got no satisfaction from either the power or insurance company neither. Since I am in the hvac field I was able to replace the furnace panel for cost. I paid for for everything. Several other neighborhood residents had the same problems. and so far as I know none have been able to collecet a dime from anyone. I truly hope you have better luck. Iggie

I knew this was a Fischer Home as soon as I seen it lol. I know this is an older thread, but thought id put my 2 cents in in case someone else cones across it. The material on the outside of the house is a structual weather barrier. Not only is it water resitant, it also holds a slight R-value, helping to insualte it slightly. There is manufacturer's specs on the install, that is also inspected by the building inspector prior to being covered in siding. It must be stapled in a certain pattern, or will fail the framing inspection. I actually subcontract for Fischer, and have talked to more than one inspector about this product. They say its a better alternative to OSB. Hope things are going well, and you’re still enjoying your home.

No there is not a full width track as this is a frameless door. They typically just use the small pieces of track as a guide to minimize the amount of metal. Look for a CRL water deflector/wiper seal for shower doors, These get applied with either clear silicone caulk or VHB tape.

"someone was showering in the . . . . tub" "why is it not leaking anymore even though the bathtub is being used regularly" Although the overflow is a common leakage point for too-high waterline and kids making waves in baths, I don't think anyone showering would let water get above the overflow. And if there was a problem with the drain flange, say with standing weight flexing an acrylic/fiberglass tub that the plumber couldn't emulate, that leak would occur often now. And a mixing valve escutcheon should have a gasket as well as highly unlikely a steady stream of water is focused on it during a shower, but I suppose that is a possible leak point. More than likely, given your above statements of tub and happened only once, I would agree with the shower curtain hypothesis. Either draped outside, or inside and left the end open on either front or back, and water streamed out onto the floor. Either the connection of tub to floor caulk is not adequate, or water travelled to under nearby toilet and found the nearest light fixture on its way down. Unfortunately, I speak from experience on that exact scenario, multiple times. The root cause was found to be "oblivious teenager." If only the once, maybe a couple times, don't worry about mold, as the water found a way out. Just leave the trim/canopy off the light for a couple days to allow better airflow through the gaps.

I would not call you insurance agent as neglect and or not repairing things will not be covered and probably the insurance company would either drop you or raise your rates. I would get a handyman or single practitioner contractor in too assess and diagnose the issues.

Part of the problem--where the water is leaking under the siding--is because there is no flashing. See how the foundation walls extend past the siding. Water runs down the wall, pools on the concrete ledge and seeps in under the wall plate.

Where the wall is wet there by the window & pole indicates that the window was not properly flashed when it was installed.

The location of the door, located down in a hole where water can pool and flush with the floor inside is always going to be a problem. Either move the door to the back side of the garage, raise the door (meaning you have to step over a barrier), or live with it.
