basement/foundation issue

Debbie Laird

Our basement has a seepage issue and I’m not sure if it is a plumbing or foundation problem. It seeps along about 30’ of wall. No rain and there is a patio and breezeway along the problem wall. The sealant has washed off the bottom few inches for about an 8’ span where the wall is wet. Not damp, it’s wet.

I’ve included a photo of the laundry area, because I found this after doing a couple of loads of laundry. The washer drains into a utility sink and dumps in the sump pump pit. There is no problem near the pit. (70 yr old house with a full basement.) I’m not sure of the route, but the drain shown in the photo is capped and holding water. This drain is about 6’ from the problem wall.

This morning, there was a white foam along the wall where it had seeped. I’m sure this isn’t the first time it has happened, but it is the first time I’ve seen it this wet/damp, since we bought last year. Washer was just installed about a month ago.

Any thoughts, ideas, or suggestions?
Debbie
