Large walk in shower (Pictures)

I posted some time back but can't find my post. My husband passed January 2020. Our house was large on 38 acres; too much for me to maintain. I purchased a ranch with two bathrooms, one handicapped accessible. Although I am not using it currently, I have a younger sister who has medical issues and would like to have it ready for her when she needs to spend the night. As far as the shower heads, I have the same issue in both bathrooms. The fixtures are too high for me to clean after every use. How much of a problem would it be to have them moved to a lower level? As to the walk in shower; I think I need to seal around the base. More questions...what do I use for shower curtain and is a shower pan recommended? Eighty and dumb!

So you need some real help in the form of a designer and a good contractor. I am not sure how tall you are or how high the shower heads are so that info will be needed. I am not sure what sealing around the base means so maybe some pictures and I really dislike shower cutains for walkin showers since they just stick to the person as they shower.. Bathrooms can be costly to renovate and best left to pros to do right IMO. Once you strat moving stuff around in a tiled shower you need to address waterproofing which usually entails a gut job.

The easiest and least costly way to lower the shower heads is to have a handheld sprayer and slide bar installed. You can have the handheld hose screw directly to your current shower head plumbing to use as the main spray. The slide bar lets you adjust the height.

In this setup, the also installed a water diverter to use the main shower head and the handheld, but since the height is an issue, I would skip the diverter and use just the handheld:

When you said that the labor is ALOT more time consuming, does that mean you have to be more careful cutting and setting the tiles due to the "less forgiving material"? That's part of it. When it comes to stone, especially polished stone, if it's not perfect, you'll see it, and you'll feel it. I've said many times it's all in the reflection, because reflections don't lie. Look at the picture above of the reflection in the shower wall tile. See how the reflection is continuous from one tile to the next? If the tile isn't set perfectly flat, that reflection will be broken all to hell. That takes alot of time (as well as alot of skill) to get it that perfect. I don't mean to be tooting my own horn here. I'm trying to help you understand why the need for the extra time, and therefore, the added expense. Just because someone can set tile, doesn't necessarily mean they're competent to set stone. what marble was used? Any sense of the cost of materials? The white is carrara, and although I'd know the name if I heard it, I can't remember the name of the grey marble mosaics. As for cost, the carrara isn't much (as marble goes!)-- maybe 6-7.00 a foot. The chair rali, pencil liner, and mosaic listello, on the other hand, are a different story. Each chair rail and pencil liner is about 22.00 a piece, and the mosaic listello's 32.00 a foot. so for every linear foot of that wainscot, the price is 76.00. This is not exactly an economy bathroom! LOL I know the greymosaics weren't cheap, either, and they're also used on the floor for the "dots" as well as that piece on the wall.

I wouldn't give up the tub because it really makes the bathroom. I think the Master Bath is more of a master with a soaking tub. I would never give up 2 sinks. It wouldn't be good for our marriage to be fighting over the sink. I like the privacy of the toilet area in your first drawing. I would go with the smaller shower with the tub. I have had a 36" by 36" shower for years. A 6'2' large build husband, who is comfortable in there. We are going to make our new shower 36" x 48" because we have the space. I agree with someone else don't put the bench seat in. I think tile also gives you more space as opposed to a fiberglass surround which adds a couple inches to the interior walls. I considered going into my closet for a 60" shower but I don't think it is worth it. I will make the smaller shower elegant and put top features in it.

How imminent is possible resale? What are typical buyers' family make-ups in your area? Are no-tub homes common in your area? Is it a buyers' or sellers' market? Unless resale is in under 5 years, average age of kids in the neighbourhood is under 10, everyone has tubs, and it's a buyer's market, which is an unlikely combo, LOSE the tub. Too many people hang on to them because it's believed we 'should'. A good walk-in shower with a built-in seat and large enough for a wheelchair is far more versatile and practical. It's not just stepping over the tub rim that makes people want to get rid of them. Tubs are far smaller, often messier, & less commfortable overall. And you have an outdoors one for the luxury aspect. We need to LIVE in our homes fully, not under the shadows preceeding future owners :)

I think AirBnB is different from VRBO, and so we may use VRBO, which might require me to be the agent. If one is using an agent for the rental, then it is illegal for the agent to deny children, but if the owner is the agent and owns fewer than three rental properties, then the owner can restrict his property to adults only. Cathedral City is not really a place that children would want to go - in fact, the owners of the house are selling it because their children refuse to visit there. If we have to offer it to children, I will raise the amount of the deposit, refuse to allow pets (which is perfectly legal), and offer it as a two-bedroom instead of three. The third bedroom is an office at the moment, and so I can easily list it as two-bedroom. I don't want a crowd of people there at one time anyway, and as a two-bedroom, no more than four people would be allowed to occupy it, by CC regulations. We do not need the extra money from six vs four people, but we do need some income from this property, since I am retired. We will, however, be interested in renting to people who attend the Coachella Festival, and the rents for that time period are the highest, but everything still gets booked solid. My sister's stepson in Austin owns several houses (that his father bought for him), and he makes $30K during SXSW. Kevin and I make a point of avoiding visiting our sister during this time, even though it is close to Kevin's birthday in March, and March plus October are the nicest months in Austin for weather. Our nephew had the great consideration to have his wedding in October, and so we went to Texas for that, but our niece had hers the first week in August, and I refused to go, although Kevin did, despite the 110° weather with 90% humidity.

I forgot to insert photos...The shower side walls are 3', the back of the shower is 5, the floor extends all the way to the door, 9'. I am a bit over 5'. Would I need a shower pan?

And, regarding a shower curtain. You don’t need the traditional light, fly away plastic and nylon shower curtain. Think about what you see in hospital settings. A heavier weight fabric. Think Sunbrella. With grommets. Something that can handle water and not require a liner. Sunbrella fabrics come in wonderful patterns and colors. Look at their Outdoor line. And then all you need to do is have someone sew two 54” widths together, hem them, and put grommet holes in the top for hanging. Good luck with your project. You are doing a very nice thing here...one we can all learn from!
