Comments (15)Thanks for the kind words, Moni. For all I share this tale: In my previous old house there was no first floor bathroom, and we had an aging parent living with us. We decided to use a closet in the kitchen for a half bath. Sure, it was out of the main food prep area, but it still bugged me that there was a windowless room in the kitchen with a toilet in it (oh, we also carved out space in there for a stack W&D and possibly the tiniest sink, EVER). When we put that house up for sale (we had finished the restoration and I was bored) about 95% of the potential buyers remarked negatively about the position of the bath in the kitchen. Our options, including time, were severely limited, but we could have thought just a little more carefully about how to enter the half-bath, and flipped the door to it so you enter from the foyer, which was where the back wall of the kitchen closet was. I guess we just didnt think about that. My message is this: rather than do it fast and use whats already there, think carefully about adding a bath in a kitchen. Comments (2)The toilet will require a 3" drain. You can't just hook it up to the laundry drain. The closer a stack is to the proposed toilet, the better. If homes in your area don't have garage laundries, you will be affecting your resale value....See MoreStorage solutions for Powder Room?
Comments (9)Along the lines of the comment above mine, I was going to suggest that, if you are using paneled wainscotting, that you put recessed shelves behind one or two of the wainscotting panels across from the toilet and have hidden hinges and a pop-out-when-you-push-in system for opening the wainscotting to reveal hidden storage. It can be recessed into the wall cavity if you do not have room to bump out the wall in the next room. That will hold regular rolls of TP, bottles of cleaner, the brush for the toilet (hang it on a hook and put a plastic tray under to catch drips), and stacks of folded washcloths and hand towels. Be sure to have the other wainscotting panels milled just a bit thicker to match up to the extra depth that the hidden doors hang....See Moreconverting living/dining room to guest room
Comments (9)I hope you'll forget about a Murphy bed--a lot of trouble. There are loads of fairly comfortable trundle beds and futons that will work for a guest room. It's the day to day family, and future homeschooling plans, that should have priority. If your husband is handy, then start with wraparound bookshelves to the height of the chair rail in that space to left of staircase. Later on, baskets of teaching materials and books can be stored there with kids' art work above But start now with getting those shelves in place for an library/sitting room. Sometimes there's storage space under a staircase. Check that out. Later on, add a round work table in the middle for your children, some backjacks upholstered chairs on the floor for reading, art easel, blackboard/whiteboard, piano where it is But start using that space now for a beautiful entry/reading/sitting room/music room.
