In your plan I hope all the base cabinets are drawers I do not like the fact that there is not pot storage on both sides of the range what is the purpose of the closet ? I think you can do better but I need to know about the closet for sure do not put a cabinet between the sink and the DW How wide id the range? So mor ein fo and a to scale floor plan would be nice .

The closet is for like a coat closet and things since currently the coat closet is in the wall we are removing. I am all for every suggestion. Didn’t know if DW was able to be like half between window if I was going to put a cabinet next to the window, though maybe it had to be in line with cabinet below. It can also go in island, but current thought were also 24in fridge drawer and microwave drawer to be there. Also would Love to have cabinetry on both sides of island.
But I am up for any changes.
The longer wall is 225inches and other is 119 inches.
Range-36 inches
Fridge/freezer columns will be 24 in each, total 48inches.

You for sure got some electrical you are going to have to move/eliminate if you remove that wall. Is it a load bearing wall?

Yes electrical, plumbing moving, and load bearing wall. Even have to redirect AC vent on floor and baseboard heater. Things we are all aware of. Which is why we also cannot afford to remove chimney. 🤯

A big expensive remodel like this usually involves an architect as well as a kitchen designer. Have you not found your team members yet?

My architect came this week and measured. And I do have a designer. But waiting for architect plans. But wanted ideas on what I was toying with.

Actually I’ve seen a few designers for estimates in pricing and cabinetry. But have not settled. I figured I would come here for some design ideas to help me help the designer I choose. To help me get ideas. Cause every designer wants input from me as well.

Think about what the current problems or shortcomings are in your space, and what you would like to achieve with the renovation. Why are you removing the wall, what do you want to have happen there.

That poor chimney! PLEASE no TV on it!

We have a lot of company over a lot. And literally everyone stays in the kitchen, around the island. No one ever really goes in the dining room. As we have like 15-20 people in kitchen around the island. So I want to open up the space, and sort of join the two rooms; connect the kitchen and dining room with the island and not have them so separate. Also want to make the kitchen my own. This was the pervious owners visions and “dream” kitchen. Lol. Not mine. So though living here ) years, I still feel like I’m cooking in someone else’s kitchen. I’m weird I know. We completely renovated our bathroom upstairs and now I smile and feel connected every time I go in there.

Is that the door you use most? What about carving out a mudroom area between door and chimney somehow?

If I have understood your drawings right, the area on your plan that is marked Living room is the dining area (by the stairs). What is going to happen to the area roughly where it says 119.5? And what is going to be the living room?

Yes. Sorry. Those plans were from the original house. So the “living room” on there is the current dining room. The present living room is other side of the staircase. Basically mirror size of this side. Big living space with two different sliding doors to the yard.

What I was thinking the 119.5 wall is the wall I put the a hidden corner cabinet, fridge and freezer. I would love it more centered (counter one both sides, but because of size it may have to be at the end of wall.
Right now we do not often use the front door, simply because when you walk in, your basically in a tight corner with two walls directly in your face, then you turn entering the dining room, then walk around the wall to get to the kitchen. 90% of the time when we come in we have bags and things that go in the kitchen. This is why I wanted an open concept type entrance. Where I can walk into the house using the main door and it be open with direct access to both rooms.
We are removing the side kitchen door, simply because I could not find enough wall space for all appliances, counterspace and closet, and needed to utilize that as space 🤷‍♀️

How old is your home? Was the home built surrounding the furnace chimney or was an extension?

Foundation is from late 1940’s. Chimney was definitely from original construction. My boiler and water heater (2013) are still connected to it.
