Thanks for the compliment on the hardwood. It's actually bamboo. It's the Java Fossilized bamboo from Calibamboo. I think I'm there first residential install on the east coast. This stuff is absolutely gorgeous and I love it so much so far. We've been in the house a few weeks, just haven't had a chance to update the pics. I can tell you, whatever you decide to go with will be the right thing for your family. Facing the disability with my husband, and having it be very real and in our face forced us to look at some very real issues. We have a 12yo daughter. It spurred us to decided to go 100% handicapped accessible. My husband couldn't stand the thought of a future time when my daughter might need him in some part of the house, and he couldn't get there to help her. The idea of her sick with fever throwing up in the only non-wc accessible bathroom as he sat in the chair outside trying to comfort her...or having a nightmare as he tried to make corners to get to her bedroom. We knew that at age 12 there wouldn't be too many more of those times, but grandchildren will come one day.... He couldn't live with those thoughts... so we made the whole house accessible. Today a paraplegic could move into our house with access to all but the basement, and we are 100% ready to pop in the elevator as the shaft is prebuilt. However, if he did not have MS...and we only had our minor mobility issues and those of guests to think of...our decision might have been totally different. My inlaws built 100 feet from us on the same 17acres. They both have serious mobility issues. They lowered the switches, raised the toilets, raised the outlets and made the master wc accessible. The other bedrooms and second bath however are not accessible at all. At their age, and with their only surviving child and grandchild living next door...the money just wasn't justified. My grandparents, both just shy of 90 on the other hand are living quite happily in their 2 story home. Nana is blind, Grampa has COPD and a heart condition and needs oxygen frequently. They both can still walk, if a bit unsteadily and refuse any changes. On bad days Grampa sleeps on the sofa downstairs instead of heading up. Janet, you have my sympathy as well. I would only add that you should pick colors that make you feel happy. I know the trend is toward neutrals, but if this is your long-term home, I would not worry about painting for resale, but to choose colors you really like and that flatter you. Look in your closets and see what colors are prevalent -- that is a good clue. Several years ago, I lost both my mom and dad just a few months apart, and shortly after the loss of a very dear friend. I was devastated as you might imagine. Fortunately for me, DH and I had just purchased a fixer-upper, and we had always agreed that we wanted to paint in colors we loved. We ended up painting in a warm palette of spring greens and warm, buttery yellows, and every time I stepped into the house after work, my spirits lifted. We just sold the home, and despite my agents suggestion that we "soften" the paint colors a bit, we did not. We had multiple offers after 5 days on the market it, so our color choices didn't even hurt us financially, and I am convinced that that they helped me through a very difficult time. From my research here on this forum, it just seems that invariably quite a few posts discount the entry level windows and recommend the Anderson 400 or Marvin Integrity ++ type windows. Hoping that I can learn from you all. Our situation is a new construction in the deep South (Birmingham AL). About 60 windows on the house. Front facing windows I believe have to be aluminum clad, the rear might be able to get way with a vinyl window. Rear will be facing the South West, but looks like there will be some tree coverage as well as decks/roofing for the majority of the windows. The builder has spec'd Piva Group vinyl windows. They are Argon filled, double glazed, Low E 366. U-factor 0.26, SHGC 0.21, Visible Transmittance 0.49 and air leakage < 0.3. He mentioned that the Anderson 100's might be within the same price range, and we would be interested in the Smart Sun if it's available with the low E4 coating to help protect the wood floors. While I can appreciate the beauty of the wood interiors, our preference is for something low maintenance and can handle sun without fading. We've never had a double hung window before and a single hung is fine. We open the windows in our current house maybe 8-10 times a year to air the house out, otherwise they stay shut. Sadly, we wash our windows even less times /duck Given the above criteria, might you have some thoughts or recommendations, or are there any additional questions I might answer?

If you already have an idea of what you want, a design-build firm would be able to answer most questions and, if needed, bring in the required personnel. Sometimes they might do free consultations or estimates. An architect would be expensive, and you could get the job done with less money.
