Living room layout help needed

Hi,

We are moving to a new (to us) country home next month. Here are the photos from the realty website for the room I need help with:

Here are the measurements my hubby took:

From pillar to window wall 10’

Pillar to first step 144”

Shelf to step where piano is 6’ 6”

Tv is 38”

Floral sofa 7’ x 3’

Pillar to black side table included 87”

I’m wondering if I should try to get a larger 3-seat sofa for that wall, and replace the armchair with a loveseat? Or would that look too bulky for the room?

Open to other layout ideas!

We will likely put our piano in the same spot, and mount a TV in the same area too.

I like having an eye on the kids in the backyard from that window. This will be our main floor TV room, but eventually we will put a TV in the basement too where there’s more space.

Also please send suggestions for sofas that are comfy for tall people. We need to order at least one sofa for August so we have somewhere to sit!. We can special order the second one. I am dreaming of a beautiful blue sofa but open to ideas.

It seems like there are two seating areas in the room, unless I am not understanding the pictures correctly.

I think the former owners have a good furniture layout for the tv area. The sofa seems to be in the right place, and from my Feng Shui oriented perspective, the placement of the sofa is the most important consideration. The tv placement looks comfortable and tv is at a good viewing height. You could also use a long, low console with tv mounted on the wall over it; you could mount tv on an articulating arm.

As far as piano area - if you would like similar seating to what is there now, I would consider putting piano in another room.

Getting a larger sofa for that spot is fine but be sure to "measure twice, buy once" for all your items (to be sure everything fits comfortably). Good traffic flow is another thing you'll want to address - that's very important to me. For a loveseat in the spot where the chair is, you may have to go with a "chair and a half", and/or go with a loveseat and do without the side tables on either end (you may be able to put a mini wall table between the sofa and the chair, if you need it for storage or the remote). Depends how much walking space you have to get to the piano. Is the piano going to get a lot of use? Make sure to get that chair/loveseat with very narrow arm rests, so you aren't using up a lot of floor space with arm rests. Please try to have an overall plan before you buy anything. Getting things for one room in bits and pieces sometimes doesn't result in a cohesive and unified look. I somehow always get a modern light blue couch, and I always love it! I believe in investment upholstery, but my friend gets a new sofa every few years. My couches typically last 10 to 20 years. Depends on your budget, and how often you change the decor. I'm 5'1". so I can't help you with the tall issue. I have the opposite problem! If possible, try to get upholstery in a local store. That way you'll get to see how soft, medium, or hard it is when you sit on it. I call that the "goldie locks and the three bears concept"! Another thing you may want to pay attention to is how high the back is. I like a low back, but some people like more back support. Another issue is how squishy the seat is. If elderly, disabled, or kids can't get up from your sofa easily, that may be a concern.

I'm glad you don't have a corner fireplace. Those things are challenging to work around! I don't think you can go wrong with a sofa and two chairs. It's a super versatile combination that you can rearrange if you get tired of this basic layout. TV is best on a console on the stair wall. The sofa in front of the window makes a nice focal point from the entry.

Good luck with your new home! Be very careful with gallery walls. They can go wrong very quickly. I see more bad ones that good ones. Instead, I'd choose a very impactful piece of art on the wall where the tv is now. You might have to move the tv/sofa/table to orient more toward the window than the center. I am thinking you'll have about about 90 cm (35") left on each side of the sofa if you center it. If you want end tables, you'll have to shift the entire furniture arrangement toward the window. You want a nice walkway from kitchen, along where tv is now and on to front door.

Sheer curtains for the windows. Layout will be tricky because of the FP and the heater/ radiator. I think we’re looking at a couch on the wall with that radiator. Maybe a console behind it to block the box. Or a couch lengthwise. Facing the door. A rug, coffee table, maybe a bench or some chairs. Start with what you can. Very charming home. Love it
