heating & a/c options for attic room

We are hoping to finish a room in the attic of our 1920s bungalow. I'm not good with technical language, but our contractor has given us 2 options. One includes putting a small compressor very near our front door. The other involves a unit like a motel might use which would fit through a hole in the outer wall facing the front of the house--not centered because of a lower gable roof--and 2/3 of it would be jutting out to the exterior of the house. We don't like either option. With the first option, the compressor could maybe be somewhat hidden, but then there's the noise, which is a factor for both. The latter has the additional issue of marring the front of the house. I asked if the compressor could be placed elsewhere. He said no, it would be too far.

Does anyone have any other ideas? We don't like either one.
