Remodeling Design Dilemma Fireplaces

Need Help for Fireplace Room Layout

My wife and I are looking to remodel portions of our house and would like to re-do our fireplace room/TV room. Our main priority is to make it easier to enjoy the space given its narrow layout and need to access the sliding backdoor, garage, basement, and bathroom/laundry. I would like to either update the fireplace (touch-ups) or replace it entirely in a new layout.

Can you help us decide between the following options:

Keep the fireplace and do not change the location of it, touch it up, add stone/tile around it, give it a mantle, and put built-ins on either side
Replace the fireplace and relocate it to the corner of the room, add stone tile around it, give it a mantle, with no built-ins around it
Remove the fireplace entirely to have a better layout.

We are open to other ideas and suggestions. How valuable is having a fireplace in a home?

I don’t think the fireplace is the issue and/or the problem. What type is it? Gas?

I think the issues in this space have to do with your furniture being oversized for the scale of the room; as well as the furniture placement and other decor issues. Also, wood flooring with an area rug instead of the carpeting would be an upgrade.

The two pieces of art on fireplace wall is not working. One larger piece of art, centered, would work much better. Or just do art over the fireplace, itself, with other decor on other side, such as some candles and or plant, etc.

Don't put the fireplace in the corner. There are many dilemmas on Houzz relating to folks having issues with furniture layouts because of corner fireplaces.

If you don't use it then consider removing it. Is a fireplace important to you? Would the space be better w/o it? Perhaps you need to seat more people?

In our family, the tv is the focus of our basement room because watching tv or playing video games is primarily what people do in our rec room. We put the fireplace in the corner and then have the tv centered on the wall (where you show the fireplace in your plan) with the furniture facing it.

Partim had it above...... embellished below You decorate/arrange for MOST of the time....... four chairs will easiiy go around the table. Float and forget the rest. Go get a big pouf cocktail table, or a round glass top to fight all the rectangles in the room. Get an inexpensive 5 x 7 rug, or a great faux hide rug! Snug the table to the wall...... add a great big piece of art or even a mirror !It is what it is. When you can lose the loveseat? Lose it.! And you will lose a " visual wall" : ) You can angle those for conversation and walk right through. Doesn't matter...this is what you have now. And it fits. Just make it work . If it is two of you dining MOST of the time......you don't worry on the rest of the time where you might want six. This is why god invented "buffet style". Bottom line is you are both "over " and under furnished. For the moment. lol

The door is to the backyard yes. I am definitely debating between the last two. The sofa facing the tv is comfortable for viewing but the fireplace looks best with the two chairs framing and everything fits. May move the sofa table behind the couch when we get an actual tv stand. You guys have been a great help. Side note how close can things go to the fireplace. Example can there be drapes on those windows or would that be too close?

Thank you for all your suggestions! All were great ideas! So this is what Im going to try. Leave the current setup in front of the TV and just bring the sofa in a bit more to make space for sofa table and then creating another seating area with 2 chairs flanking the fireplace. Also move the chaise near the bar with a floor lamp. Perfect! One last question, should i place a small rug in front of the fireplace area( maybe a round one) or leave it?
