60's Corner Fireplace is Throwing off Room Layout - NEED HELP PLEASE!

Comments (12)Wow, lots of food for thought! Thanks for all the suggestions You guys are right, the current traffic flow around the table to get to the garage is a little strange. Long term plans (if we're here long enough) include an addition over the garage and taking in the current guest room for laundry space and stairs. We'd likely move the garage hall to the right, where the hutch and powder room are now. As for the current remodel, we are considering taking the hutch out and adding that space to the world's smallest powder room - it's just 44"X54". It won't be enough to fit a shower, though... Love the 30" deep counters on the sink side. The empty space in the old dining space in the plan is intended to house a hutch - inspiration piece is shown below. Will have to think more about putting the cooktop/range farther down and against the wall... We do see that it would be safer and easier to have a proper vent. I also like the idea of a walk in pantry - though we have a friend who's cabinet pantry - both drawers and pull-out shelves seems to work well. Will have to think about that more as well. We're generally inclined to keep the breakfast room where it is, as we like the kitchen/fam rm./breakfast room to be basically one space. Plus it seems odd to have the breakfast room immediately next to the formal dining room. Refrigerator next to breakfast table would be better for traffic reasons, but doesn't leave much room to the right of the sink. Lots of compromises in trying to fix a strange floorplan, I suppose. Comments (1)I would advise you omit the loveseat in favor of a pair of chairs. If you get swivel ones then you'll have options for rearranging, and they'll be able to turn to TV no matter how the seating lays out. A three seat sofa and two chairs are one of the best bets for versatility. I think a game table in the nook can do double duty as a family gathering spot and as a homework area. You might try a settee or a bench in the nook with a table and 2-3 additional chairs. It could also serve as a casual dining spot. Comments (12)I think with a corner or offset fireplace you don't have to make them a focal point. You can decorate around them and outfit them appropriately with the right accessories, but I don't think you have to arrange furniture facing them, in particular. If you look at some Victorian rooms and how they were originally arranged, you can see they were treated like heat sources rather than the focus of the room, particularly when they were placed in corners between doorways (kind of like yours) or when there was more than one fireplace in the room. I lived in a house where a number of rooms had double fireplaces and on the higher floors they were not even directly across from each other, depending upon the fireplaces on floors below and the flues coming up. And one house I lived in had a fireplace in a hallway where the stairs and an exterior door were. Same with midcentury modern houses, the fireplaces are sometimes placed so peripherally that they don't make for good furniture groupings. If you need to place furniture for optimal TV watching and conversation, do that and don't feel that you have to have an entire grouping centered on the FP just because it's there.
