Comments (12)I vote for hardwood or engineered wood through the whole space, including the kitchen. Opening the wall would be nice, but I suspect your appliances are arrayed along that wall? I'd paint the wall the same pale color as the living space, and hang a really big mirror on the wall if you can't open it. Then you open the wall visually, and reflect the light from the sliders back into the space. (I know...me and mirrors. Comments (5)Thank you for the suggestions! Saratogaswizzlestick, I've been looking at Totos, but I'll check out the Kohler Veil, and I think a trough sink is a good idea. I'm looking at some wall-mounted corner and regular sinks, and one is kind of farmhouse-style with a trough. Christopher Lynch, I did consider a vanity against the wall on the left side, but the lack of symmetry with our light fixture would bother me. We're going to talk to our contractor this weekend about moving some pipes. It's tricky because there's not much space in the walls to do that maneuvering. Comments (4)Tough! Are the bar stools a must? You could turn the bar into a pass through or standing only bar (cut off the counter and make the wall flush). Then you could float an L-shaped sofa in front of that area with room to walk behind. The L would come out so you could face the fireplace if you want. Put the TV between the two windows facing. The TV would extend into the window space so keep it on a low cabinet. You could get blinds that roll down from the top, preserving the view, light and so you won’t see the TV from outside. You could put a chair in the far corner near the fireplace. That leaves your entry door and the other entries more free. Comments (6)IMO a lot to tackle with no real plan. I think taupe is a wall color that has had its day and I don’t see a reason for that color at all. Those skimpy shelves need to removed and If you don’t plan on using the FP it i amking furniture placement and the TV hard to arrange. The realtors pics are not IMO a real look at the space so yours are much better. I can’t read the meaurements on the plan so it would be good to make those clear on the plan. Drapes are IMO one of the last choices you make. That wall color can lean towrds pink so I would get a large poster board and a sampl can of the color paint the board with 2 coats and see how you like it in all the spaces where you plan to use it. I do agree this is a time to hire a designer to help with an overall plan. German shmear is hard to pull off well and IMO better off to just apint the FP if you want to keep it. The TV needs to be on the opposite wall then 2 sofas or a sofa and 2 chairs if they fit. Lighting is what you need before paint choice so IMO you make sure all bulbs are LEDs in 4000K to mimic daylight , that will help keep colors true. I like a soft grayed green for a neutral wall color and with that rug would be a great choice....See More1818 Federal (7bEC)
