Comments (81)I agree with the last two posts about getting rid of the range. It is oversized for your space.... But, only you can make that trade off. It's possible you have room for a pots and pans drawer near the range. You seem to have a whole wall of full depth cabinets by the frig. Again, it's difficult to suggest more without the overall exact dimensions of the space. For me, the big island would not be usable kitchen space without a sink. And I would do my best to make every inch useable kitchen space. Clutter and mess happen in most kitchens. We all just have different expectations. IMHO if you want to keep all of the "mess" (dish rack, coffee pot etc) by the sink under the window you will continue to have limited usable counter space, by the range, even if you downsize the range. And that's where you would want the counter space most. The big island is great real estate to take advantage of. Comments (15)Thanks, I worked on planning for over a year, got a lot of good design advice from pros and way overspent my budget (entire main floor remodel of a 1969 split level) but now that I'm stuck at home, I'm so glad I did it. So nice to have a dad and friends who are experienced renovators. Hopefully the soffit isn't hiding anything. What is above the kitchen? If a second floor, there may be ducting in there. If you can, see if there are any floor heating/cooling vents that line up with the soffit. Or it might just be that someone thought it was decorative. Here's my kitchen the day before it was torn out. You can see a little roof like soffit above the cabinets. We were afraid it was hiding something but it turned out to be decorative. At least that's what they thought was decorative in 1969. You mentioned a textured ceiling. If you're ripping out part of it, you may want to see what it would cost to smooth it all out rather than repair texture. Comments (6)It looks like you moved the refrigerator mostly into the void on the other side of the island. We have a very similar layout with similar aisles widths - 38" to 42". We had our refrigerator very close to the island so we shifted it down to open into the free space and went with a counterdepth refrigerator. It works, plenty of space to open doors and even squeeze past in the walkway. Have pantries on either side of the fridge, but went to fridge height 72" with those and put 18" upper cabinets on top to match those above the refrigerator. Crown on top. 8' ceilings. The top cabinets have 1 or two shelves and are huge even at 18" because they are so deep. Instant pot, rice cooker, waffle maker, etc. all fit up there. I agree that rollouts do limit, so the pantry is just food and supplies. I love two pantries, but also had space for the 24" counter on the end, and since we went counterdepth refrigerator we put a beverage fridge here and use for all drinks to save fridge space and made this the beverage/coffee station. Island is a mix of rollout, deep drawers for pots/pants and trash pullout. Attaching picture without all install complete, but can get the idea....See Moredrsaj
