Comments (2)I will get my kids to draw names includeing mine. LOL I figure you can include your own artwork, plants, Bulbs, seeds, Birdhouses, non living critters great garden Books. LOL Is the deadline good or am I pushing for to soon? I figure fun before you have to get overwhelmed with all the family stuff. COME ON and you can include your name more than once if you want 2 partners, But make sure you can fill both boxes. Shipping gets higher all the time so we all want to make sure that it is worth it. Comments (28)I'm so sorry. But this too shall pass and your home will ultimately be wonderful. Ditto what others have said. I would add to that, going forward DOCUMENT EVERYTHING IN WRITING: the ridiculous explanation ("Joe Installer explained to me that the framers should have built the base 1/2" less than specified in the specs but also noted that the framers would have had no way of knowing this..."), and every further conversation and discussion with the framers, installer, etc. Visibly take notes during your next meeting with Joe Installer and write down your questions and his answers and explanations. Ask him to read, date and countersign said notes when your discussion is over. If you are concerned about how a discussion will go, ask a neighbor or friend to be with you during the discussion. The purpose of this friend or neighbor is not just moral support and watching the kiddos, but he/she will stay within earshot and you will also ask her/him to sign your notes as a witness, in front of Joe Installer. This is particularly important if, for example, Joe Installer declines to sign himself. If nothing else, seeing this the subcontractors will begin to take you more seriously and pay extra attention. If needed, these documents will be extremely helpful if you do have to take legal action to get this resolved without paying for a re-do. Been there, done that (not in my current remodel, thank goodness), it works. IMHO, no b-ness is required. You have the facts and logic in your favor. Combined with a calm, no-nonsense, professional manner you will make him see that the only acceptable choice is for him/his firm to eat the cost of redoing it correctly. Comments (10)I visited 2 pre-fab/modular companies and,yes, a couple of the houses fit my budget and I liked - but, when the add-ons (appliances, digging new foundations, removal of the existing house, new septic system,etc) were added in to the cost - everything would run at least $100,000 more than renovation. The alternative would be adding a trailer/mobile home and having local fire dept burn the house for practice. The builder of this house was the owner of the property and used timber from the land - he had a sawmill, etc. so the wood used in the house is all true 2x6s, 2x8s. etc. One can see rough cuts on the timbers(8x8s) that support the house - locust, chesnut. We are second owners of the house, buying it from the builder's widow. The first floor is about 800sqft-LR,DR/study,2 bedrm,kit, and bath and we will be keeping the same "footprint" Your thoughts are valid and this is why I came here for advice and ideas. Contractor and I have already discussed unforseen possibilities - rotten/insect-eaten wood. The attic shows good wood but who knows what hides behind the wallboard on first floor. Contractor knows that he has $150,000 to "PLAY WITH" and I have another $30,000 available for those unforeseen problems. Architect has worked with contractor for over 6 years (probably on much larger jobs) so that is a plus. What haven't I answered - oh insulation.
