Need ideas for our Dutch colonial...new roof line?
Hi, we have been remodeling our house since purchasing 2 yrs ago. The original plan was to go with a classic coastal cape cod feel, With stone accents (because we live on a mountain and have mountainous landscape), but now that we’ve resided the house, I‘m not sure we’re going to achieve it. We plan to re do the roof and I like cedar shingles, but I think perhaps we should re do the roof line completely or add a gable or 2 before getting new shingles....open to any ideas!!

4 years agoYou will never see the money back from ripping off your second floor to reframe. Additionally, the codes have likely changed since this was built and you'll have to update to whatever is the new code.
Those dormers on the current roof are not proportioned correctly. That is what I would change along with taking a look at the windows. Why are they green?

Comments (19)Here is a quick shot of the existing floor plan. Our goals are to: * Have four bedrooms and an office (or 5 bedrooms) * Kids bathroom with separate door to tub/toilet * Add walk-in closet to master * Single story * Not move the kitchen, but move the pantry closet in the mudroom to the kitchen area * Expand mudroom, so we can have storage and a place to take off shoes, etc. * We can only build out in the front, limited on the sides, and not in the back * Two separate living areas (one for kids, one for adults) * Master bedroom somewhat separate from kids bedrooms (master and office/5th bedroom together are good). * Make wood stove central in the house * We need to live in the house during the addition, so minimizing impact to house (not tear off entire roof) * I'd like a front porch and like craftsman/ranch/casual style homes * Cost is a large issue, so compromises are willing to be made to keep the budget down Please let me know if it would be better to start a separate post. Comments (14)will be doing an owner/build exemption. I don't know what this means. We have what will become, our master bedroom, already built ... We know essentially what size we want BUT we dont know best layout for everything nor the roof lines and so forth ... We don't have design software experience ... couldn't find any for 24x32 floor plan ... Okay, I think this was a very complicated way of saying, "We have a small building and want to add onto it. This is a renovation /an expansion." What you are describing is a heck of a lot harder So much harder, but you have what you have. I assume this is an older house that was already on the property? Is it in good condition? What kind of foundation does it have? I wonder if you might do better to use this as a storage building ... and "start fresh" elsewhere on your 12 acres. So we built a 24 x 16 cabin thinking this would be our great room Oh, you walked into this on purpose! I'm wrong about this being an old house. Was the cabinet permitted? How is 24x16 not an ample great room? We intend to add on and it doesnt have to be that complicated. This is probably why we will just do the plans ourselves. I think you need some help with the plans. Why? You've already put money/effort into one space, which you've now determined isn't what you need. You have a gauge on the sizes you want (even though you missed on your first try with the great room) ... but you don't know where to place the rooms. This seems like a backwards way of addressing the design. Comments (14)You’ve got a terrible program that’s driving the drafter’s terrible exterior. Get that basketball court outside and in the back yard. Unless you’re building a high school, trying to marry a gymnasium type volume to a “normal” scaled personal residence is doomed to fail. You’d need something more Biltmore scaled in order to not have that court be the 50 pound non absorbed second twin tumor on the side of the house’s face. Then there is the rest of the window dressing trying to distract the eye from the tumor. It’s offensive to the eyes. More tulle on a hairy 300 pound dancer doesn’t turn them into a sleek and graceful 90 pound ballerina. Either accept that your eccentric program that you gave the drafter is driving a pretty awful looking house, or accept that you need to do the painful surgery to eliminate that indoor basketball court. And hire a real architect. One that tells you all of these painful truths that the drafter wouldn’t tell you. You found someone to draw up your bad ideas. Comments (5)Vinyl on that large of an empty field (the 'butterfly wing' on the left) will most likely show lots of waves and canning. I understand following the angle of the roof with the siding, but it usually is more successful on steeper angles. If it were me, I would be looking into alternative materials, like fibercement/Hardie, steel, or stucco (panels). I would separate the two wings visually with either horizontal and vertical lines mixed with solid. The front, and the garage (if that is what is on the other side of the swingset) I would "inadvertently" exclude from this design, just as the original designer did....See More

4 years agothanks! Can you explain what you mean change the roof at the far right to look like the main house roof? The main house and the garage have a gambrel shape. The dormers and the front gable have a standard peak. Change the dormers to match? Opinions on this gable addition To the front? Thanks!

4 years ago...or we’ve considered even adding a detached garage With standard peak roof (and moving the driveway as drawn in below) to take your eye off of the main house. We live in a culdesac so the garage would be the first thing you see. Again, open to all options to bring better curb appeal to the house. Thanks!

4 years agoHere’s my try. Not the best photo editing but it gives the idea. Keep existing dormers bits add siding, trim, and small roof to match barn.demo existing porch roof. Add metal roof to match barn. Increase width of the steps.
