Laminate Floors and Home Resale Value
Comments (79)(1) Laminate WILL NOT stand up to big dogs. I have a breed that is huge - 29" at the shoulder 110 -130 lbs. Water bowl spills kill it. Potty accidents kill it. (2) wood-look laminate floors -- I will either walk away or make an offer low enough to cover ripping that junk out and replacing it with anything else. It is NOT wood. It is sawdust that is glued together. The a photograph of wood is glued to the saw dust. The plastic is poured over it. Absolute low rent garbage. $20,000 to put down hardwood flooring....... WOW! That is nuts for anything less than 1600++ sq ft of oak or maple that had to be stained and finished. FInd a Lumber Liquidators store. Get some unfinished pine - even down to the $1.39 a sq ft. Get some mastic. Get some stain. Get some real varnish - like McCloskey's Marine and do 4 coats. Get a circular saw. Put down the flooring. If you need to level, get some underlayment - adds about $1300 to the project. Pay your handyman $20 an hour. Work alongside him getting boards, putting down mastic, spreading stain and varnish, doing the light sand between coats with 150-200 grit and wiping with a tack cloth...... if it takes 2 weeks (huge am0unt of time) you pay him $1600. Total cost for the whole house - $5200 -7300 if you do it and $6800 -9100 if you have help. Comments (20)@Windows on Washington Ltd and @quasiexpert Sorry if my last message came through in a different tone, I'd been up for awhile and was just stream of consciousness posting. From my research here on this forum, it just seems that invariably quite a few posts discount the entry level windows and recommend the Anderson 400 or Marvin Integrity ++ type windows. Hoping that I can learn from you all. Our situation is a new construction in the deep South (Birmingham AL). About 60 windows on the house. Front facing windows I believe have to be aluminum clad, the rear might be able to get way with a vinyl window. Rear will be facing the South West, but looks like there will be some tree coverage as well as decks/roofing for the majority of the windows. The builder has spec'd Piva Group vinyl windows. They are Argon filled, double glazed, Low E 366. U-factor 0.26, SHGC 0.21, Visible Transmittance 0.49 and air leakage < 0.3. He mentioned that the Anderson 100's might be within the same price range, and we would be interested in the Smart Sun if it's available with the low E4 coating to help protect the wood floors. While I can appreciate the beauty of the wood interiors, our preference is for something low maintenance and can handle sun without fading. We've never had a double hung window before and a single hung is fine. We open the windows in our current house maybe 8-10 times a year to air the house out, otherwise they stay shut. Comments (27)“we really like the modern European style but that seems to be the most expensive.” Nope. There are Ikea cabinets. Reasonably priced. If you don’t want to put them together yourself, you can hire a contractor to do it. Also, the two photos you posted are not “the modern European style”. They seem rather traditional to me. Before investing in changing things in your kitchen, pin down more what style you really like. As has been mentioned already, your current cabinets have the dated arch design. They also don’t reach the ceiling. Painting them won’t change that, and I think you’ll be disappointed in the result. You don’t mention budget. If you have the funds, change out the whole kitchen for a new kitchen that is in line with the dream kitchen you want for your house. I am guesstimating - assuming you don’t make structural changes like taking down walls - it will cost $30-40k if you make middle-of-the-road choices. If you don’t want an entire re-do, I’ll repeat what others have said - change the counters, backsplash, and switch out the black-hole appliances for gleaming, reflective stainless steel ones. When you change the counters, you’ll want to replace the sink with a more current one, and remove the little tree line of sink fixtures you have there for a single-handle integrated-spray faucet....See MoreRefinish vs replace cherry flooring
