Comments (9)Agreed, but most competitive bid requests do not define their allowances enough, so sometimes the low bidder is often higher than represented. I would expect you have a vetted group of contractors to bid work somewhat consistently. Examples include "light fixtures" whether they include recessed housings & trim, under cabinet fixtures, garage ceiling fixtures, all of which can swing the number $5-10K. Cabinets? Install, finish, delivery, etc. Tile... I used to give clients a "per foot" number but it was too easy to conveniently misunderstand, so I use totals now. An allowance should be the dollar representation of an understood specification. Comments (5)A contract requires consideration to be valid. It can be as small as the $1 or $10 often used in deeds receipt of which is acknowledged in the deed. "I Joe Blah-blah hereby grant and convey to Frank Wats-his-name for $10 (receipt of which is hereby acknowledged) and other valuable considerations the land identified as ..." Has title to the land been conveyed to you? You should find a local RE attorney to look over everything and advise you. Comments (6)I just couldn't deal with the mental stress of not having our previous home sold before beginning construction on our new home. Luckily we accepted an offer on our home 2 weeks after listing. We quickly found a rental home nearby and were there for the next 15 months while we finalized plans with our architect and our home was built. Most of our belonging stayed boxed up in the bonus room of the rental, and while it was a pain to have to move twice it was far less stressful than the possibility of having two mortgages at once. Comments (242)I don't have too many concerns for me, I am heading fast to retirement age, but I do worry about the young people I know and love. Our country is becoming more and more split between the haves and the have nots. The have nots don't have the power or resources to stand up. Those with the power and resources to stand up often don't bother. It isn't personally beneficial to them. JR is the rare breed who is willing and able to stand up for what is right.
