To be honest, I am not sure what that is either! I plan on using the "kids den" as a guest room.

What is the size of the dining room? You do realize you automatically lose 4' in length because it's a passageway to the rest of the house?

Can you post plans larger so we can see measurements?

Also why is the garage almost as large as the house?

Without those 5 feet that are a part of the hall/passageway, the dining room would be 12' x 10' - 3".

The garages in this area tend to be large - this one is for three cars.

Use sliders out to the lanai. The french doors take up valuable lanai space. The left french door will also be a problem with the pool bath side door. Two people come out different doors at the same time ... bam ... shattered glass! Do you even need that side door when the french doors (or sliders) are a few feet away?

Do you need 3- 1/2 bathrooms upstairs?

Open Bath #4 to the hallway and get rid of the powder room ... unless you have 4+ kids!

You can then turn the powder room into a storage closet.

That’s a lot of bedrooms, 5 upstairs, with only one living space.

Why a half bath upstairs?

Will the guest room be used often? Can one of the bedrooms upstairs be a guest room? Then that could be a roomier dining room with a view.

The garage entrance is small, and no place to drop stuff as you come in. You might consider moving the front door over to the middle, add a closet or space for hooks, and move the garage entrance to come in at the foyer.

Seems like more spacious bedroom space than public living space.

The island is a huge barrier between the fridge and cooktop, and the pantry door is in the wrong spot. I moved the fridge to the top wall, and changed the pantry door for easy access from the kitchen work area. Part of it could become a butler's pantry, between the kitchen and DR, with the addition of another pocket door in the DR. Groceries brought in from the garage can be placed on the island, for loading to the fridge and pantry. The pantry is extended slightly, to make the space designated for the DR deeper.

The island is reconfigured to be more contained to the kitchen space, which would leave more space for a table in the GR--however, since that is the only living room, I'd skip the casual dining area and use the dining room. If you have several children, you might consider adding a prep sink, for extra kitchen helpers. I also added extra windows over the main sink, to maximize natural light.

"Kids Den" may be a way to avoid certain restrictions if it were labeled "Bedroom".

Do you need a 3 car garage ?..I would make it a 2 car ..and take the space from that to make a bigger hall so you dont have to walk through the dinning room

Just a quick note to piggy back with the rest of what has been said above...I would try and add a coat closet for the foyer. I would also make the left Lanai door a fixed full height window and then convert the french doors to a large sliding door.

These are the things that stand out to me .

1. the island is in direct site of the front door. This would not work for me. An island can be a messy surface and I wouldnt want to open my door and have it in the sight line.

2. unless your dining room can handle a table that runs from front to back of the house your dining table may be coming into the walk way.

3. there is one window in the kitchen and walls on each side. that is going to be a really dark space. I guess I would consider pulling upper cabinets along sink wall and doing an entire bank of windows there.

4. your pantry opens up to the walk/hall way. Nope! relocate the door to the side of fridge so it is accessed from the kitchen.

5. You have no powder room on the main floor? Bathroom is located in a very public area. and if y0u make the kids den a guest room that bathroom should be dedicated to the guest room so I would place the entrance to it from guest room and figure out where a powder room can be located.

6. englenook. I am assuming they meant hearth room or fireplace room since and inglenook is part of a fireplace and yet I don't see a fireplace in the space. I will assume it is a study?

7. I assume they put a powder room upstairs so that the flex space which I assume will be used as a bonus room? and people /teens etc using it wont have to use a private bathroom? if that is the case why not put the entry to it from the flex room instead of the hallway?

I honestly don’t even try to read the pland that can’t be enlarged I have no idea of the sizes of the spaces and IMO a garage as big as the house is alwys bad no matter the neighbors do. I hate corner bathtubs always they remind of mobile homes and are a PITA to clean other than that I need to see a bigger drawing.

It will be difficult to move large pieces of furniture up the steps with the short wall at the bottom of them. I'd eliminate that wall for sure.

How deep is your garage? I'd want to try to carve out a mudroom space near the entry door if at all possible.

The upstairs is incredible convoluted. How many bedrooms and flex spaces do you really need?

The biggest problem, by far, is that the garage overwhelms the house. All the other issues can be fixed, but this is unsolvable unless you change to a 2-car garage and enlarge the living space at the entry and dining room. Even then half of your front facade will be garage.

I am going to assume that the lot for this house isn't much bigger than the house.

In a perfect ideal world people would have an acre plus with side load garages, but reality is that many people today build on small lots with close to zero side setbacks. There is nowhere else for a garage to go, so telling people not to do a front garage is useless and a waste of time.

Also, this house has NO storage, so they will probably need that third bay to store stuff, if they actually have people living there to fill all the bedrooms.

Well I for one will say if you have 3 cars you need a big garage. A garage is also used for storage of outside items unless you have a separate storage shed. We have 5 cars and my hubby said we should have built a garage with a house instead of house with a garage.

A house looks much better when you have your vehicles parked inside not outside. I for one wouldn't want to walk out in the wet weather to get in my car.

The garage is bigger than the kitchen/living/open/guts-of-house area? I find that very strange. I'd want more space for that large family to live in rather than for cars to live in. And I'd definitely want my home to look like a home and not a garage, though that's maybe a taste thing.

The print on the plans is a bit small for me, but it does look like there are a LOT of doors on the second floor.

I have no clue what an Englenook is. A smoking room? Where the men retire for their post-prandial apéritif? Display for anglophilia?

I agree that there's too little storage space. Is the "loft" for storage? If not, I would take out the 2nd floor powder room and turn it into a storage area.

It's a long deep , dark house waiting to happen, with more long, deep homes and over sized garages, close, right next door on both sides. That's my bet.

Plan will not blow up to see adequately.

hmmm but wait! if you view it sideways, its only 1-2 rooms deep which is what many posters often comment is the desired layout. so now what?

Please post a plan that can actually be read and BTW we run to our car in the rain all the time and we have an awesome carport but no garage since to put in a garage would close up our outdoor space look. I have no idea why you would have 1/2 baths on the floor with bedrooms , flex rooms to me are wasted space figure out if you need them then have a purpose for them . A kids den is a mystery that is what family rooms should be . An inglenook does in no way make sense and walkin pantries IMO are a waste of space and you will need roller skates to cook a simple meal in that kitchen with the pantry that far away. Use your DR what the heck are you saving it for putting a table in the great room will add all sorts of issues for other furnishings. Make the kids den the TV room . Put stools at the islnad of you want more casual eating spce.

Make both the upstairs baths hall-entry. Eliminate the upstairs powder room.

Give bedroom 4 a reach-in closet and change the laundry to reach all the way to the right. That lets the laundry have a window and a shorter dryer vent.

This is further down the line, but in the other kid closets upstairs, it’s nice that they are deep but extend the hanging and whatever other organizers all the way across the back wall, and use the sides for hooks and racks for accessories, robe, jacket, etc.

I like mama_goose’s plan for the inglenook. Move the garage door over there, too, and you have a multipurpose entryway.

Do the AC units have to be right outside the living room window? Can the be around the corner of the garage? Then you can move the garage service door to the back, which will be more convenient.
