Comments (3)One color. Since you say you are doing this and reselling the buyers don't want anything too busy. They want 'simple' so they can put their personal touches into the room when they move in. I wish you the best finding the perfect paint for your house....I played it safe also when building 6 yrs. ago and went with Ivorie thru out the downstairs public rooms and bedroom bath. Later changed the DR to restrained gold and the bedroom to mannered gold. then just this past Oct. changed the LR to raspberry red. I think you get more comfortable in your home the longer you are there and are willing to take more risks. Now I wish I had painted Mannered gold in the FR which is a 22 ft. ceiling room...ha! The Ivorie is staying for now until DH decides to hire a painter....LOL! But go for it if you are building....once blinds are up, furniture is in , pictures and art are hung.....the paint colors tone down. I especially love the mannered gold. It made the tones in our bedroom furniture seem much richer. I left the bathroom Ivorie since gold isn't my color in clothing shades and was afraid it might make us look sallow or jaundiced in the bathroom. We had thought of wallpapering it buy life gets in the way sometimes and projects get put on hold. But the deeper shades on that paint strip, restrained gold & mannered gold are very pretty colors. Comments (3)You add a shower and/or a tub to the bathroom, then make a closet. Really, you need to ask an actual question about the project if you want a non-smartass answer. I have no idea what it is you want to know. People here generally want to help you with layout, so get out your tape rule and graph paper and draw in great detail the walls, doors, windows, adjoining rooms and hallways, and indicate which are interior and exterior walls. Mark the length of all walls. And tell us your climate and what the room is built on (slab, basement, crawl space...). Comments (26)I'll be a contrarian. I would never knowingly rent a room with a shared bathroom in the hall. That would be a complete pass - I don't even like having to use a hallway bathroom in a sleeping situation in which I would share with friends and family because if I need to use it in the night I would have to wake up more/get more decently dressed and I hate having to shlep stuff to take a shower or perform normal grooming stuff in a bathroom. I don't have the horror of viewing a toilet from a bedroom that some houzzers seem to have. It certainly wouldn't bother me on a temporary basis. I have a master bath in my home and I can't remember the last time I actually shut the door. I don't have issues with smells or humidity but perhaps that is because my Toto washlet has a built in deodorizer AND I have an excellent Panasonic fan which runs based on ambient humidity levels. I don't generally even have condensation on shower doors or mirrors after exiting let along huge amounts of humidity wafting through my bedroom. The question really is one of economics. There is a cost to installing the bathroom and OP would need to decide whether they would make up the expense by having increased rent and/or renting it out more frequently. Certainly any prospective renter would see a picture and determine whether they wanted the ensuite with a curtain in the room or use of a bathroom in the hall. Also resale value is a red herring. At such point that OP wanted to sell it would be relatively inexpensive to convert the bathroom into a closet if having the ensuite in that room was a negative....See MoreRelated Professionals
