True Carbon, ever tried it?
Comments (30)I live in the country, so can burn free tree branches/limbs (mostly mequite and live oak) collected by the county. When the fire is hot, I spread it out so as not to completely incinerate all the wood. Ashes get screened/separated from charred material. Solids get pulverized through the a 1/4" screen of my shredder/chipper and soaked in (non-aerated) compost 'tea' concentrate, then added to my compost pile (to green layers) during a new build. Also add pulverized char-solids to my "Slush Bucket". I make a new compost pile every 7-10 days, so fine-chopped kitchen and garden refuse (my garden is produces year-round in zone 9) go into a cut-down barrel with diluted compost 'tea' [concentrate], some fresh compost and molasses (which gets aerated regularly). Then during the next pile-build, S.B material is tossed(liquid and all) on top of a middle layer (at about 20" - 24" height in the build process) of dry grass clippings, then continue the manure/grass-hay layering. My Slush Bucket does not have an odor, and the high-carbon (charred wood) content seems to significantly aid microbial decomposition - both while material is in the S.B., and in the compost pile material after adding it. My composting process is quite different than most, but thought I'd toss my method into the 'mix' as 'food for thought'. Robert...See MoreHow Do You Negotiate Price of Brand New House?
Comments (7)We negotiated a price reduction on the house we recently built. It was from a single builder upscale neighborhood of semi-custom to custom houses. What we did was take one of their floor plans and met with them on several occasions and had them change the floorplans/elevations to our liking (in our case we added square footage, rearranged the floorplans and changed the front elevation). They then gave us their proposal of what it would cost with the changes. We could tell that they were really anxious to sell. So we made an "offer" to them for about 10% off their total price. They accepted. Our thought was that it never hurts to ask....See MoreBringing a real estate agent in late to negotiate new constructio
Comments (30)sylviatexas: "Representation & procuring cause aren't the same thing. Procuring cause is getting a buyer for a property or a property for a buyer. Representation is representing the client's best interests. HaHaHaHaHa. OF COURSE it isn't the same thing! That's the point that I was making, lol! It was you who was implying that the builder wouldn't let the buyer have representation when all along the issue was the builder wasn't going to pay the agent because the agent wasn't the procuring cause for the transaction. Nice spin. And speaking of spin..... sylviatexas: "If I started negotiating with a builder on my own & felt that I was in over my head & the builder told me I couldn't bring my Realtor, I'd look for another property." Let's change your example ever so slightly without altering the basic concept. Let's say instead of looking at a new house you're looking at a resale. Same circumstance except instead of dealing with a builder's sales office, you're dealing with the seller's listing agent. Okay, now let's get back to your example. You're negotiating with the listing agent on your own and feel that you're in over your head and want to bring in your own real estate agent to negotiate for you. Are you seriously suggesting that the listing agent should now allow the buyer to use his own agent and pay that agent half the commission? Hmmmmmm?? I didn't think so. And the reason why? Let's all say it again: Because the buyer's agent would not have been the procuring cause for the transaction. It is really not that difficult a concept....See MoreGot any tips on negotiating used car price & trade-in?
Comments (20)Socks, not to worry.....I'm still driving my cop car, and still loving it after 17 years. I'm trading in my 4Runner. Both of these vehicles have 8 cylinders, which is why I was thinking I should get a 6. I couldn't imagine adjusting to a 4. But I believe I'll have to adjust my thinking instead. Dees is right....nobody has a 6-cyl. Subaru for sale. I drove two 4-cyl. Subarus on Wednesday--a 2011 Outback and a 2011 Forester-- and liked them both pretty well. Then today I drove a 2011 Outback Limited, and loved it. I like to think I'm a smooth driver, and this car felt like we were in synch. The price was higher, of course, and I'm getting nervous about how much I should spend. I wish I had a firm dollar amount that knew I could work with. This is the first time I've gone car shopping without a job. I also drove a 6-cyl. 2010 Toyota Rav4, and didn't like it at all. Hard to explain, but I didn't feel like I was driving it; I was sort of there to steer. And when I had to back into a parking space--something I'm usually good at--the visibility was so bad I was practically paralyzed. I'm beginning to wish I'd started this process during the summer, because I have a lot to think about. I LOVE driving my big Chevy "cop car," for the comfort, for the amazing steering radius that enables me to make U-turns in tight places, and for the big engine that can handle anything I throw at it. My 4Runner, too, can get me up to speed on a highway in the blink of an eye, which keeps me out of the way of trucks bearing down at ridiculous speeds. But everything's a trade-off, and I can't buy vehicles like those anymore. The Certified Pre-Owned cars (like the ones I've been looking at) come with nice warranties, of course, and they look terrific. The Subaru I drove today has only $28,000 miles. I've seen them as low as 8,000 miles. I find it hard to understand why someone would trade in a car with such low mileage, but that's just me. Mare, I was in W-B this week. Could have gone to MotorWorld, but I get so tired if I do too much in one day. I'll definitely be back. I may have to think about getting an older car with higher miles.....and then I start worrying about getting one that was flooded in Hurricane Sandy. I was right about one thing: Car shopping is exhausting!...See Moremtnrdredux_gw
