Design Dilemma Remodeling

floor plan help for addition

Working on layout for addition to our house. Would like to stay around 1500 sq ft and in that have a laundry room, master suite, and 2 kids rooms with jack and jill. The first floor plan is attached and I’m looking for suggestions on how to tweak.
Master bedroom will include a fireplace
Master bathroom will have double vanity, toilet, shower, bathtub and small sauna
The square on the right is the existing structure which has kitchen, living room, guest bath, 1 bedroom with on suite bathroom and 1 very small bedroom

Nobody can help you from that PDF. Nobody. Get an architect to your site. You need permits, construction drawings in any scenario.

Agree with Jan, that PDF is unreadable and really you need an architect to help with an addition that large. I will say that Jack and Jill bathrooms are heavily disliked by many (myself included) and pose a lot of issues. Also, a sauna is a big cost that can cause issues if poorly installed and will not help resale.

Here is our second story fl plans. The current structure where we live now was turned into the great room and kitchen...it's a vaulted ceiling a story and 1/2. I also have exterior images as well...which I'll share. So excited to hear any and all ideas/input!! :)

You do have some really good options...My thoughts... If you don’t wish to remodel the master bath, I would not touch it. It is perfectly functional. Are you positive you would use a master sitting area? I know I wouldn’t sit in one. It’d become a dumping ground. I’d make it closet (or, in the first couple of plans, I’d consider expanding the kids bath or laundry into the addition area, with the balance being master closet. It does not sound like you would be happy with a laundry room that is only big enough for the machines.

A 500K+-+++ project like that requires an architect. You’d be better off moving. Or doing a tear down.

Wow 1500 sq ft is a new house added on If you post an actual floor plan with measurements you might get some help here but this is a job for an architect and IMO do not plan on a J&J bathroom ever. I think a sauna is best in a different space than the bathroom and usually work best in basements or as a free standing one outside near the house depends on where you live.BTW any of my clients that have a fireplace in the bedroom never use it so maybe take that money to have 2 bathrooms instead of J&J.

Ok, from a plain old Houzz reader here, (building a house only 500 sq ft bigger than your addition). Post a jpg, rather than a pdf (if you can) because we can see those better. I'd like to know which way is north, how big is your lot, and what room are those 2 windows (I assume those are windows) in your original house because the bottom one is looking smack at a wall now, and the other at the corner of the addition. Not great for views unless it was a lousy view anyway. An actual floor plan of you current home would be very helpful.
