Comments (12)I also think there would be a tendency, in this market, to contract it out more based upon return on investment (or less loss on investment) than on how you might do it if you were staying. I put in a perfectly fine new bathroom to go onto the market.(it was absolutely necessary). If I had been staying, I would have gotten a cast iron tub, I would have done a hex floor instead of octagon and dot, and I would have had the vanity professionally painted. I just wasn't going to treat someone else to the bathroom as I would have done it. The house I Bought had a really Horrible bath put in for sale (a conversion of a half bath to 3/4). It was not near done when I made the offer and I actually asked if they could please just Stop and put it back, or plug up the destruction and call it done. I bought a house knowing that this bathroom would hit the dumpster as soon as I had a new plan drawn up. It is so bad, and so cheaply done I hope it lasts while the renters are there and until I am least there for a few months. Lastly my Realtor knew someone who put in a $50K kitchen and immediately had to put the house on the market. The new owners told my Realtor that they loved everything about the house except the ghastly kitchen. It could have been fine, I dunno, but it is hard to predict what someone else wants, and in this market I wouldn't try especially if it involved spending money....See MoreHow important is en-suite bath in master bedroom?
Comments (32)Some people really want/need an en-suite bathroom. Some people would like one, but can live without it if everything else--location, price, other amenities--fits their needs. Some people really don't care either way. And some people really don't want one. So if you buy this condo, you have eliminated the "really want/need" folks from your potential buyers and renters. But you still have a fairly large pool of potential renters and buyers to draw from. If you add the shower to the downstairs bathroom, I think you will make the condo attractive to non-related renters--three grad students, say. Do other units in the building have en-suite bathrooms? If so, then not having one could be a liability. But if there are other units without one, and the building itself is a desirable place to live, then you should be fine. Comments (2)Hello there - Thanks for sharing those sketches to help give me a visual of circulation, etc. I recommend moving your daughter's bedroom to the third floor, alongside your current master. With resale in mind, it's always best to keep private spaces together and again to keep public spaces together. Folks enjoy gathering areas which feel separate from areas which evoke calm and quiet. So even though the master will be reduced, you're still sticking to the flow of a home that most will expect and enjoy most. Plus, that sacred trio of kitchen, dining and living is always a big selling point ;) and ought to be featured well together, without disruption of a differing function. And lastly, this keeps in tact a more so general bath for the home, allowing for both bedrooms to have their own on the third floor. That feels quite natural!
