Hot water advice - buying an older 1000 sq ft. Honolulu condo I previo

I previously asked about installing a tankless hot water heater and was told it would not work: not enough amperage.


That said what are my hot water options? To recap: I am buying an older condo unit in Honolulu. The apartment will be used four to five months out of the year, then empty. This is for my personal use. When occupied, there will just be me and my wife. Sometimes, there will be guest.

We have the following hot water needs:

  1. a Jack and Jill bathroom with a shared shower. Each half bath has a sink.
  2. A dishwasher and kitchen sink, and
  3. A washing machine. Currently full size but we may replace it with a compact.

Current hot water needs are fulfilled by an older model 20 gallon electric water heater. This heater is located in bottom half of a kitchen cabinet and access is currently blocked by the refrigerator. (I plan on doing a basic kitchen remodel.)


Should I just replace the older 20 gallon tank with a newer model? Perhaps add a point of use hot water heater somewhere?

Any and all comments/suggestions/tips appreciated.


As a point of consideration, Hawaii water out of the ground comes out at around 67 degrees Fahrenheit.


Any help greatly appreciated.
