I would recommend painting the Murphy bed the same color as the walls, although in an eggshell or satin finish instead of flat, which will be a little more durable. The idea is to have the Murphy bed disappear and behave as a fourth wall. I think that will help the overall space feel a little bigger and it will also help the whole space feel brighter. I think renters love a light and bright space.

Wood floors of any sort will be very inviting to renters as well. I would stick with natural oak floors, personally. They’re classic. The first few floors you showed have a lightened or “pickled” look to me that may be making a temporary comeback, but I think that will quickly look dated before too long, just like it did in the eighties.

Regarding the satin brass handles... that could be a nice touch, and will help update the piece as well. I’d stick with a fairly simple and classic style, but if brass finishes go out of style in a few years again, it will be easy, and fairly inexpensive to switch them out again.

Due to the age and type of wood, the makers of the Murphy bed/shelves say they could only apply the espresso stain. So it would be that or leave as natural.

Thank you for your comment on the floor samples—something I didn't know to consider. I had been looking for a tone that would complement the dark espresso, and wanted something relatively light in order to open up the space.

I would leave it alone replace the floors to go with it . Add some new handles I think espresso stain is a very dated and cheap look. I certainly would not paint it .As for floor color you need to decide that in the space as colors are never true on monitors . As close as possible to the murphy would be my choice to keep finishes simple in a small space.

I have some floor samples, and thought that an exact match to the natural red oak of the Murphy bed would be too matchy matchy. Espresso stain being dated and cheap gives me something to think about. My aim is something classic enough to not look quickly dated.

I don't know that it makes much of a difference when considering the main room, but I wanted to add that the bathroom and kitchen mainly white, Here's pictures. Whichever white goes in the main room, I thought to extend into those two areas for continuity.
