Layout for All-In-One Room - Need Advice!

I have a 20x15 room with three 6' windows and one 6' sliding door (left-hand side). It needs to be a bedroom, nursery, living space and office for me since I work from home. I've devised the pictured floorplan - do you have a better idea?

My issues with this floor plan are -

- No clear accent wall

- Small space for my daughter who will need a section of this room to call 'her own'

- Minimal office storage

- Minimal wardrobe and kid's stuff storage

Ignore the word 'rug' as I could not delete it from the floorplan :)

How about a Murphy bed or pull out sofa? Your bed is taking up the whole room. How old is your daughter?

A tip - look up. Can storage be in a loft or on a wall shelf? Is there ceiling space to create a loft bed for your daughter with play space below?

For starters I would have a sofa bed insted of a regular one. Since you will be going to bed at the same time as your child .How old is your child ? Can you build a wall for her so she has an actual bedroom space with a window. I have a 25x15 LR and I could see it being divided for a very small bedroom at one end then a sofa bed and a desk in the rest of the space. I am not sure how closets are going to work but maybe some pics of the space would help. Your daughter could have under bed storage for most of her clothesand toys I guess.

How are you filtering your return air? A larger grille will help with air noise, and could help airflow if it's a filter-grille (less restriction) - but otherwise, especially if the ductwork is "necked-down" it really can't help with return capacity. Insufficient return capacity could cause sweating - because the return gets "too cold" from the coil - because there isn't enough volume of air passing over it. A temp drop of over 20 degrees at the coil is bad because it shows that there isn't enough air making it over/through the coil - and sweating occurs because that super cold air could be 50 or more degrees cooler than the air in your attic. The big temperature differential, along with the very high humidity you have there gives you very tough conditions to prevent condensation & sweating. Your ductwork needs to be insulated extremely well, and your return air setup must be setup perfectly to prevent problems. Whatever contractor you choose, be sure to send them packing if they aren't doing things like measuring temps and airflow into each room, and providing you with room-by room analysis of system requirements.

All these notes are based on the second version of your plan. The second version of the master closet is really not much smaller in functional space than the first...the first plan has the entry incorporated into the closet plan, but it is not useful space. What I would consider is giving up two feet of space in the office, and creating a wall of storage between the closet and the office. I'd divide it into three sections... the two on the ends would belong to the closet, and you could build in shelving for shirts, shoes, sweaters, purses...all the things you don't hang up. The center section would belong to the office, and would provide a storage closet for that room, which I don't see on the current plan. Since that's the bearing wall of the house, you need load-bearing vertical supports in that wall anyway, so dividing it between the rooms would allow for that as well. You could include alcoves high in the wall for luggage. Your hanging clothes would run around the other two sides. Then you'd have room in the center for your packing counter. And in the master bath, if you make the laundry room wall into your linen storage, you can eliminate that linen closet, put the door to the john where the closet door is shown in the plan, rotate the shower 90 degrees and stretch it along the wall that now shows the entry to the john,stopping about 2 feet short of the end of the wall to keep the entryway wide enough. Its door would face the laundry room wall. Then you'd get your tub and your big shower, you'd have room just inside the new door to the john for a small hand sink, you'd have even more knee room and privacy in there, and you wouldn't have to go back into the bathroom to wash your hands.

Don't place TV above FP. How big is TV? Best to put it left of FP on an articulating arm so it can be pulled out and turned to be seen by people in both areas. How much of a library do you have? Perhaps bookcases left of the FP and on the stair wall would be enough to house all your books. Then put a game table and chairs at the FP. That will put the welcoming living room and seating front and center when guests come in via the foyer and entry to the room.

@ Rachel H We've created a layout for you with approximate dimensions from the pictures. So many options for colors that would work with those cushions and that rug! Warm tones of coral/ rust or even mustard would brighten up the room. Once you choose the colors on your chair you could add pillows that reflect those colors. You could place a couple of ottomans that can be moved around wherever required. As @My House says, you could add a slim console table and art/ Mirrours to the long wall by the door and create a nice looking entryway! We have made you another layout here. You can add or replace furniture and move them around to create your own layouts in interactive 3D designs here and also render your own photorealistic images here!

If you already have the sofa- then I’d say consider a Murphy bed. If you don’t already have a sofa- then get a sofa bed so it can do double duty. Then during the day, the space the Murphy bed frees up can be play space for your daughter. If you can’t put up walls, you could either hang long curtains from the ceiling to create a visual barrier, that can be easily opened and closed, or get a wooden (or other material) decorative screen to partition off whatever area you’re not using at the moment. I agree with exploring the vertical - take advantage of space above your heads for storage. Floor to ceiling peg boards or shelving can be helpful too!

Hi, Elizabeth! As other have said, I'd really consider your bed in terms of saving some valuable space. Maybe a daybed you can use to sleep at night but as a sofa and it wouldn't have to look out of place during the day. In terms of office storage, you can always consider the possibility of going paperless as much as it's possible for you. I hope this can help you!

Thanks everyone! I don't have a very large budget, and I prefer having a King-size bed for my husband, daughter, and myself if she chooses to bedshare. She's currently 6 months old and cuddles with me every night! I also like having the sofa because I do host visitors, so the option of pulling that out into a bed is ideal. I've looked at doing some wall shelves next to the rocker by the crib, underbed storage and adding space under my desk as well. I think that'll help a lot, but I'm still missing wardrobe space. The baby has so much stuff she almost uses the entire 6-drawer dresser I have!
