It's a good choice. Typically, mobile home floor plans are well designed and use space efficiently. Also, the framing is not complex, so if this is the first house you have built, the simple framing and layout will save you money and reduce the construction complexity. If you get a chance, go on a tour of a manufactured home factory. You will be surprised to see how similar modern manufactured home materials and construction techniques are to the materials and construction techniques used in "stick-built" homes. (That was not true years ago, when inferior materials were used in manufactured homes.) The big difference is in the roof trusses. Mobile home roofs are built with small scale lumber (often 2"x2" lumber). That's is why the roof is often the first thing to go on the manufactured home. The other thing that often goes bad on manufactured homes is the frame, because people don't appreciate the importance of a good foundation and adequately supporting the frame. I recommend that you go to a truss builder and have 2" x 4" trusses built for your ceiling and roof. I would also recommend that you consider having a crane on site to lift the trusses into place. It costs a little more, but it reduces the risk of injured workers, gets the trusses into place very quickly, and makes the job much quicker and easier. It sounds like you have an interest in learning about construction. I would suggest you watch some youtube videos. I'm a big believer of decorating around the function of a room first and foremost. I cannot see the flooring very well, but it appears that the dining room is the one space that does have wall to wall carpeting? I have the same situation in my house, and until we are up for redoing the floors in there, I'm stuck with it. You say you're doing a total redo, but I'm wondering if the floor is in the mix? I say that because one way to add a "pop of color" to a neutral room is with a snazzy rug. I'm not a fan of rugs under and eating table from a functional perspective, but it is a fairly common decorating convention. So just tossing it out there, but I understand if you're stuck with the carpeting, I am for now in my house as well. My dining room is similar to yours. Not sure how the dining room relates to the cooking space, so not sure if you need a serving buffet in there. A lot of dining rooms open up to kitchen areas (mine does) so in the interest of keeping things airy and spacious, I wouldn't add something like that if not needed. But if needed, you could put a small narrow table like a parson's table against one wall. I have a narrow commode in my dining room, which holds our bar and some linens and board games inside. But not necessary. As for the art, my issue is that I have so much art practically every blank space in my house if full of it, but that's not a look for everyone. Nothing wrong with a more spacious feel with just a few decorative pieces. My dining room is similar to yours, open with a huge window on one end and open to the rest of the house (living room in particular) on the other end. The window wall doesn't necessarily need anything competing with the view. If it were me, I would not put a large decorative or floral thing on the floor, but rather put a small pedestal or credenza in the bay window area and put either a plant or arrangement on top of that. The reasoning being that at night, when there was no view, that would give people something to look at when sitting on the end of the table. We use our dining room table all the time and tall centerpieces make it awkward for people to see across the table when they are sitting at the table, so I have just low stuff on my table in the center and if I get a big floral bouquet I sit it at the end of the table. Like I said, my walls are crammed full of stuff so I have some antique decorative ceramic wall figurines and a little shelf unit with some additional antique ceramic figurines on it next to my big windows. That would be an option, some little shelves with bases matching your table with something on them. But I wouldn't go out and buy something like that unless I had some long standing desire for ceramic tchotchkes. Wall sconces would also serve a function at night when there was no view out the window. A artsy clock is another option with both a practical and decorative function. As for the long walls, that's where your art can go, for folks to look at while sitting at the table sides. I love the look of wainscoting in there, but again I can understand if you don't have that in the budget or plan. However, you could create some interest with paint or wallpaper if you are so inclined, like using a faux suede or grasscloth wallpaper on the bottom and framing it with a chair rail. I have that look in my master bath (again I inherited it) but I quite like it. That would be another way to add some subtle color and interest. Lastly you could splurge for having the end chairs covered in purple velvet or even having chair covers made.

So I've been trying to draw out my ideas on my computer but can't seem to save It in a format that I can upload so I will try to explain my idea as best I can. I would start by making the breakfast area into your mudroom. Continue the exterior wall that goes out to the morning room back into the current kitchen to separate the mudroom from the rest of the house. The current morning room and kitchen I would convert into the adult living room, removing that staircase if possible. I would then remove the fireplace in the current dining room, shorten the wall with the fireplace and remove the current pantry with the exception of the wall adjoining to the butler pantry. I would then turn the butler pantry into a narrow powder room with a pocket door to save space and keep everything open. The current dining room will then become your kitchen. From there the stairs to downstairs becomes a closet. Open up all the walls in the current dining room, study and living room. I would then extend the raised floor out to the end of the study and make stairs straight across. Your current study would be your dining room, and the living room would stay as is. I do realize that this plan does not include a full bathroom. I have sat here for quite a while trying to find a good option for locating the full bath but couldn't find a place that I thought was sufficient and didn't interupt the flow. My best option was to make the mudroom a bit bigger and incorporate it into the mudroom. I made this plan based on how it would flow best. I believe that at least one or two of those walls are load bearing. Depending on your budget you should be able to reinforce the roof with a beam. This is a very extensive renovation. So while you may get some great help on here I suggest consulting with a contractor and a designer before you solidify any plans. There are a lot of variables, especially with a stone house.

My thoughts are all about the master suite: - Do you think you'll want a TV in the bedroom? If so, note that you won't be able to place it at the foot of the bed, which would be the natural spot. - I'd move the bedroom door down the hallway. This allows you to eliminate the door from the bedroom itself ... and it allows you to move the bathroom door into that entrance hallway (illustration below). This keeps bathroom light from spilling out onto a sleeper, and it would allow you a shallow linen closet across from the sink. More storage is always welcome. - Note that by using double sinks, you've crammed one person up against the wall. I'd much rather have one nice sink with a good drawer stack for each person. - I'd flip-flop the shower door's direction; it'd be more natural to enter the shower without having the walk around the door. - I hate that you have no natural light in this bathroom. The same is true of the mudroom and the master bedroom entrance hallway. Dark hallways are not pleasant. - For a house this size, the closet isn't particularly spacious. Consider, too, that this layout requires you to walk the whole length of the bathroom to reach the closet. I'm not against bathrooms-in-closets, but they're often poorly arranged -- and this is an example. If you were to flip-flop the bathroom and the closet (make the closet a walk-through), the closet would become more convenient, and the bathroom could have natural light. - On the other hand, the bedroom seems oversized to me -- it's a lot of empty square footage for a room where you'll be asleep -- but I'm in the camp of "bedrooms aren't a space to splurge on space". - Where is the laundry room? Most people want it to be convenient to the master bedroom and/or the kitchen. - Are you going to be happy with a master suite off the mudroom? It may hurt resale. And the garage entrance: - Instead of making people walk catty-cornered across the mudroom, I'd place the door across from the kitchen entrance, which allows you a straight-line into the house. You don't lose any mudroom storage; it's just divided into two runs, which could work out well.
