Comments (24)Alright, I went outside with a tape measurer and got a lot larger of measurements than when I walked it off :) DH had told me 6*6, but my with between windows is 9.5, so that would give me about 8.5 width. I also have 16 feet before I get to a tree! I don't think he would be up for going 16 feet, but we have a sidewalk that ends about 12 feet from the house, so I think that would be a good place to at least go to. I NEED 5 (want) open lockers I REALLY want a separate bench with nothing above it and 1-3 slide out drawers underneath to hold cat and dog food, and possible other pet items. I would also like against the wall next to the house a kitchen/cleaning closet that also maybe wraps around the corner with the other side being a coat closet that could hold DH and MINE extra coats, shoes, and guests purses/coats. I should have a little over 5.5 feet on the wall next to the house door, so I could do 20" deep cabinets/closet and 3 feet wide(not counting the corner) which I think will be about the perfect depth and a great amount of space to hold house stuff. I would like to have my bench against the farthest wall from the house that would be 8.5 feet with 2 corner lockers next to it. Comments (17)I love planning spaces so I took some time and drew up three ideas for you. This was my first idea, with the thought that it would be nice to have the most used room at the forefront. But soon realized you'd have a larger folding area if you used the top of your washer and dryer for folding so I made a few changes utilizing the last photo GeoKid shared as inspiration. Then it dawned on me that having the two sinks basically side by side and the fact that moving the toilet would be costly I thought I should remove the bathroom sink and use a double sink with a large deep side for soaking and small shallow side for washing hands when something is soaking. This last one is my favorite. Even though it doesn't give you two separate rooms I feel, because of the W/D being hidden you get the best use of the space without having the added cost of moving too much of the plumbing and electrical. Comments (23)I don't see a good place to fold in there. It looks really tight. I don't even see a place where you could pull out a hidden folding surface. Annette, a flipfold is not the same as a folding table. It is a plastic thingy they sell at Container Store that makes it fast to fold shirts and towels and some other things. They use them in clothing stores. It totally changed my dread of folding things. As I mentioned before, I use the kitchen counter which for me is a perfect height. Folding on the bed would hurt my back. I would try to find some kind of folding table for the DH, but I don't see where you could put it in that room based on the washer-dryer discussion. I might look for a place to fold in a different room, and make it counter height. Maybe a room with a view. :-) The flipfold makes it super fast - I would get through a load/basket full in maybe ten minutes: dump, sort and flipfold. My kitchen counter peninsula is 2' x 8', so there is plenty of room for sorting multiple loads. But if you fold one load at a time, it can be finished in minutes and you don't need as much room. Another thought is to have some kind of step up surface to raise your height so that it is comfortable to fold on the elevated countertop. That does not sound too safe: you don't want your head to hit the ceiling and you don't want to accidentally step off the step. I have been painting a lot lately and the little rubbermaid stepstool is used constantly. However I have to stand in one place, so I don't know if that would work for folding laundry. I would do it in a different room where I could move more freely. Unless... you could construct something safe that pulls out from under the machines and extends the length and has its own support underneath... Comments (7)I like the ideas. If you want stone, you have to have the correct joist spacing and size for that. On the John Bridge forum there is a calculator to determine the deflection of the floor system. Too much movement will crack stone yet will not be a problem for porcelain, up to a point. I have the exact set up you are talking about. I have yet to decide. I have floor thickness to consider as well as a stairway to the basement.
