What is causing water intrusion???
Our house is under construction and is currently roughed-in. We are having heavy rains and getting water at the corner of the studs and the floor. On the outside of the house at that location, there is a concrete landing about 3 inches below the bottom of the siding and there is moisture at the underside of the siding. That said, the water is only in the one spot. I looked through the gap in the studs and it appears that there is no water on the sheathing higher up on wall, but I do not know for sure. Any ideas??

Comments (7)Well, that's really obvious (besides seeing daylight). You have cheap T-111 siding installed with no vapor barrier/tar paper, etc. underneath it. That all has to come off, and the wall made waterproof under the siding. Then, the T-111 (if you use it again) has to be installed properly and protected from the weather. You can see the decay above the Z-flashing from water not draining properly. That kind of joint needs protection from the elements--a roof that projects far enough. As a practical matter, T-111 is not a permanent siding. Side the house properly with plywood or OSB, then house wrap, then an impervious siding on top (vinyl/Hardie, etc.). There are plenty of articles and drawings on the web of the right way to side a house. And make sure the sill is high enough off the ground (especially if you get snow), and that the joint between the foundation and sill is weatherproofed on the outside. We just replaced the entire facade of a home in Arlington that was leaking and was all done improperly as well. I will firmly disagree with whomever said that they could remove that mortar and re-do it for two reasons: You will work harder to preserve the stone and not damage it than just gutting the exterior You won't be able to address what is likely going to be sheathing rot and drainage plane issues unless you pull it all off. That stone appears to be like it was part of a remodel and not original to the home. I would like to know how the mason did that work prior. Flashing details must be redundant and exacting. If they skipped anything, that water will want to go inward and clearly they must have. You would probably get a couple of years out of a re-pointing and some breathable sealant, but you would be back to square 1 after a little bit and a hard rain....See Morewater problem might cause interior water intrusion
Comments (2)Since no one has responded, I'll tell you what I think as a homeowner (not a pro of any kind), and my response will help bump up your thread, too. Water needs to flow downhill, and water shouldn't be sitting damp near your foundation. (nor around your fence, imo). I'm an amateur here, but I think you need in-ground drains that are sloped towards wherever your water needs to drain toward. In my tract neighborhood (SoCal), in ground drains throughout the backyard, drain into underground pvc pipes, that go out through the front yard, through the curb, into the street gutters. I don't know where you live or how ground water is handled where you are. With those issues I see in your photos, I'd call my gardener, who could install drainage pipes and drains in the ground in a day or two, maybe with one guy to help him. I would also ask him to slope the ground away from the house for good measure. My gardener routinely does that kind of work. On our house, every gutter downspout lets water out into a ground drain. I dont know why you don't have in-ground drains, but again, I'm not an expert. Comments (24)I thinks there’s alot to look at before the finishishing phase. The water intrusion is a big concern and the moisture levels in the wood based components should be monitered before enclsosure. You got a long way to go and I would still be focused on the roof. It really needs to be water tight asap. I’d push for an approved peal and stick membrane running up the the walls . I‘d take the time to be hands on at this point or move on . you dont really need to call the window company at this point, we know what thhere going to say. 5 years agoThanks very much! the sheathing was Tyvek'd and hardie board and batten siding is on the house. There is a batten and the hardie panel seam about 5-6 inches to the right of the water intrusion. Hard to see, but it is the window that is closest to the garage (on the right). The water intrusion is at the spot about an inch to the right of the right side of the window.

5 years agoHere is the outside. The intrusion corresponds to the right edge of the window trim. And yes, it's less than a couple inches between bottom of siding and concrete walkway.

I think SJ McCarthy is close. You need aluminum flashing stair stepped in the circled area. My best guess is water is traveling down the roof over the garage and it's finding its way through the seam where the garage roof meets the exterior wall (flashing blocks this) then it's traveling behind the hardie board to the edge of the window inside the wall, then down to the ground.Milo Pompeii
