Furniture Design Dilemma living room

New House | Living Room Configuration

Hi All! Buying our first house soon and I'm sure I'll have a ton of questions, but first I'm wondering if anyone has ideas about the living room. The furniture in the photo is staging and will be removed. I don't love how the couch on the right is overlaps the windows a bit, so I'm wondering how you would choose to configure the room, given that we'd ideally like to have a sofa and two chairs in there and that the TV will go above the fireplace. Thanks for any and all advice.

How large is the TV? Will it fit over the mantel or will it hang off on both sides?

You can switch sides with the two chairs in front of the windows and the sofa against the wall.

You don't have many options because this isn't a large room and you must consider the entry and other openings.

You will probably want drapes or some sort of window coverings like Roman shades.

It isn't a big deal that the furniture overlaps the windows.

A couple of quick ideas for your narrow room dilemma would be to mount the tv on the opposite side of the fireplace (no info re: outlet locations) and place the sectional along the left wall with nesting coffee tables and an accent lounge chair with ottoman. Then the other side of the room can have a built-in cabinet for storage and a desk with task light sconce. A few sketches here: Hope this was helpful!

Is any of the furniture staying? It looks as though you have the bulkier (white) chairs as you enter the room. Have you tried switching them? That might give entry room by the couch and fireplace.

That is some enviable ceiling height! I can’t imagine how much you spent on window treatment. We have 10 pot lights in the room connected to three switches to give it a lot of control how much light and where you want it. There are two pot lights over the fireplace and chairs for reading and then two over each sofa so you never are lacking for light. Most of the time we sat there in winter with the pot lights dimmed and the lamp in the corner on which has a warm glow and the fireplace going. The lighting is perfect for us. The plan is to put a bookcase to the left of the fireplace, a mirror on the other right wall, balance out some more plants and put up some art. If more stuff is collected over the years it will fill it in but we don’t want to go too quick on packing stuff in.

Hi. No reason you cannot create a to scale floor plan now. Any decision in the living room needs to be done in conjunction with the new plan for the porch. (where door openings are positioned are important). 2 love seats are not functional. They are not facing the tv and adults that are not a couple don't like sitting in them. The best arrangement is always a sofa and 2 chairs. Having said that, if, for some reason you love having a chaise, then the argument could be made for that. I recommend a removable chaise for future flexibility. If you really don't have guests or it is seldom, you could use only the sofa in the room and bring in extra chairs for when guests visit.

This is a possibility if the chairs don't block the entrance to the left of the fireplace.

However, the chairs wouldn't be able to watch TV. Also, not sure that I like your sofa with its back to the main entrance to the room. Certainly try it both ways.

You'll need at least one end table with the sofa and possibly a floor lamp.

Is it possible to have the sofa face the fireplace then have two chairs on one side? If it isn't then perhaps try the sofa where the chairs are now and the chairs where the sofa is.
