Final floor plan review (open floor plan) What do you think?
Comments (17)Thanks for all of the reviews. I will make sure to change the swing of the bathroom doors and will most likely make the pantry door a single outward swinging door. As for the family room, it's 18 x 18'2 including fireplace and built-ins. I'd like it a little bigger but we're tweaking an original plan and trying to only make minor changes to keep the costs down. I think since it's an open plan, I'm ok with the size. I've measured the size against our current family room and I've seen pictures of the family room in a built house and it seems large enough. lyfia, I hear what you're saying about the location of the laundry room but it doesn't really bother me. As for the front porch, I think it's 7' but that is the one last thing I have to confirm. I agree that 7' should be the minimum. Yes, we'll change the french doors to sliders. That works much better. gobruno, I hear what you're saying about the bedroom with the small dormer as the only source of natural light. Unfortunately, in order to keep the elevation the same, I don't think there's much we can do. I'm going to look at pictures of larger dormers to see if we want to make them larger. There are skylights in the playroom but I think we're going to add a large dormer instead. Thank you all for the reviews!...See MoreBi-level sinks - Do you have one? Do you love it?
Comments (2)I have a Blanco Silgranit sink with a ledge on one side. It's very handy for rinsing and draining things, and it's unobtrusive so it doesn't get in the way of cleaning big things. Mine isn't wide enough to support big pots while filling them though. It came with a drainer basket that sits on the ledge. I'm very happy with mine and glad I chose it. Comments (7)Lucky, as you said, you're getting older and if you want to still have a two story, then I would do so with the idea of putting in an elevator. I'm in your age group (well, you're actually my youngest sister's age), and because we're on a smaller lot, we had to build up. We're putting in an elevator just in case, and because we're in SW FL in what is primarily a retirement area. Our thinking was, by having the elevator, if we ever decide to sell this house, we haven't limited the pool of buyers and if we ever can't maneuver stairs, it's there for us. Additionally if you don't want to put one in now, you can always have it predesigned so they can just come in and add it at a future time. For now it could be closets. We are on a corner 9100 square foot lot and were limited to a footprint of 35%, which is the other reason we built up. We were also limited because the driveway had to be in the upper left corner and we weren't allowed to change it at all. All red lines are changes I made. And frankly if people have coats, they can put them in DH's study, not on my bed. Since you're also getting to "that age" I would definitely think in terms of how to make it elder friendly. My Mom did so in her house back when she was your age and because she did, she was able to spend all but the last 6 months of her life in her beloved house. So be sure to think in terms of easier egress such as from bedrooms, wider bathrooms or ways to make them wider (such as my master, if I need more room to use the toilet, it's an easy fix to remove the walls surrounding the toilet or if I need easier access to the shower, I can just remove the tub), no curb showers, wider hallways, etc....See MoreDo you have any feedback on my updated floor plan?
Comments (38)@tatts I came here for informal design help as I lay out my house. I think some people understand that and others do not seem to understand that. I understand that details about the house location and whether it is sewer or septic are lacking to some folks. I appreciate that me just moving things around in a house in a photo editor doesn't make any sense in the real world. Just because I post an idea or edited floor plan of something does not mean that is is going to be built that way or built at all. I have a site engineer, my GC, and a design & structural engineering firm. @roccouple Thanks for all of your thoughts! I really appreciate it! I'll think about axing the fireplace as it definitely eats some space. We like having a fireplace but we don't plan on using it often. We consider it our secondary heating source in case we lose power but maybe we could do something different. The garage is a little out of proportion of the house..We tried to find a balance. :-) you guessed correctly we have a couple of cars, 3 motorcycles, and will most likely end up with a couple of snowmobiles in a year or two. I have a decent amount of tools to go with the toys and we also have lots of outdoor gear. The garage is actually going to be pretty tight space-wise! @mnmamax3 Thanks! We were thinking about trying to put the W/D inside of cabinets or something similar so we could potentially close a cabinet or closet door. I'm also thinking we could add a door at the entry of the mudroom (from living room) just how @mama goose_gw zn6OH did in her most recent post....See Morebpath
