Should I finish my basement?

I have a basement with one egress window and is approximately 1,000 sq ft. My home is already 2,900 sq ft. I am wondering if it makes sense to finish the basement. My family doesn't really NEED anything more as we already have 4 bedrooms, 3.5 baths, and a family room in addition to our living room.

What are some good ideas for a basement and would it make sense to finish it for resale? We plan to stay here at least 10 years.

I'd ask an experienced local realtor for their opinion. If you're planning on staying there for 10 years and don't need the space now, you have time to make that decision.

If money burning a hole in your pocket you can finish the basement and pay taxes and have 1000 SF of space collecting dust if you not going to use and more space to clean.

If you into exercising you can make a gym down there and make a nice area without finishing the basement.

If not and looking for a re-sale value, a few years before you put it on the market, finish it and you will get your money back and make a little profit.

I've begun putting up fiberglass screening stapled to the joists. The electrical and plumbing is so complicated anything solid would be impossible to put up other than a hanging ceiling which would end up probably 6' off the floor. I figure the screening should prevent a vapor barrier while keeping the fiberglass from being disturbed and releasing particulates into the air. I keep a dehumidifier going in the cellar all the time that keeps it at 45-50% humidity so there should be little opportunity for the insulation to get damp. I also keep an air purifier going down there and am in the process of sealing the walls and floor with Drylock Masonry Waterproofing. Overkill? Perhaps? I never have water other than occasionally at the bottom of the sump pit.

Sorry took so long to update....These are some photos of the bathroom, although it was still not completely finished at the time these were taken. The door and shelves have been stained a Carbon gray gel stain that almost perfectly matches the vanity. I used 8" white shiplap through out. The wall lights purchased through Lowe's online. The mirror purchased at Pier 1. The shower tile feature is carrera marble patterned, and a sea grey tile purchased at 'The Tile Shop' in Urbandale, Iowa. The laminate wood floors are from Home Depot in Mushroom? or the next grayer color. The vanity is 60" dark grey with carrera marble top, sink, and faucet included. I changed the knobs. I think I ordered from Houzz but can't remember. It's also on Wayfair. It all looks better in person than in the photos. I don't love that the toilet is right in the middle as you open the door but I didn't want the hassle of changing the layout/footprint of the bathroom. Overall I am happy with my choices. The mirror is a little fancy to me but my husband loved it and the design echos the patterned shower tile so I went with it.

Should waterproof before finishing basement?

If there are no moisture or water intrusion issues and you want to do that for the future "just in case" it happens. you have to do it now before the framing.

should I add a door sweep to the door leading to my finished basement?

I think by closing the two vents in the basement, the basement return is pulling most of the return air from underneath the basement door. Try the tissue test with the two basement vents open. You should see a noticeable difference. Will adding a door sweep save me a lot on my electric bill? It may possibly save a little in the winter, and probably nothing in the summer. In my house I keep the basement vent open in the winter and closed in the summer. In the winter the basement gets very little solar gain. On a cold sunny day the basement tends to be colder than the rest of the house. Any heat added to the basement is going to keep the first floor warmer and help the rest of the house. In the summer the basement is always the coolest part of the house. I have to keep the vent closed otherwise it gets too cold on a hot day when the AC is running.

I find unfinished basements create dust and a feeling that the house is not quite finished. I like a basement if you have kids for a games room, a hang out spot away from the main part of the house for them and for you.

If you really have no need for the added space then I would be in no rush to finish it. In most markets finished basements are in the lower return on your investment dollars. Also to realize a decent return the finished basement must be properly designed and finished, just slapping up some drywall won't do it. The finished basement needs to feel as if it is just another living level of the main home, not a basement.

Two houses ago we had a similar scenerio. We used the space for a small amount of storage but that was it. I disliked the dust from the concrete so we coated the entire floor with an epoxy product. We don't remember the brand but it was easy to do. Take everything out, a good cleaning, application. Made a huge difference and the people that bought our house when we sold it loved that it would be easy to look after. I believe a lot of the newer products come in interesting colors. Then if you ever to decide to do more to the space you can just build over it.
